This option is for buyers that have the time or enjoy looking through open homes each weekend or prefer to undertake their own research. We can advise you on how to conduct the search, but essentially you will undertake the legwork to find the property that best suits you.

We will meet with you to discuss your key requirements and expectations to fully understand your needs. From this meeting we assist you in putting together your specific “Buyers Brief” which forms the basis of your search so you don’t waste your time looking at unsuitable properties (or in the wrong area!). This option includes multiple auctions or negotiations depending on your price range.

Once you have found a suitable property and given us the details we will commence a detailed analysis to evaluate the market value of the property. Using our local knowledge and extensive sales database (APM, Residex, RP Data and others) we will cross check comparable sales and prepare a detailed report. We will also identify the future investment potential of the property by evaluating predicted capital growth rates for the area.

We adopt a win-win approach to business transactions and do this with honesty and integrity. Through our extensive research capacity and sales database we know the true market value of a property. We offer a fixed fee to ensure you will save time, money and stress and receive expert service and the result you require. Our fees for the Appraisal and Negotiation only service are generally less than 1% of purchase price (scale of fixed fees depending on price bracket) with an intial retainer fee starting from $990.
