Kirsty and Craig had been looking for a family home in good condition in the Beecroft area for some time and become frustrated with the market.  Reluctantly, they were starting to consider the neighbouring suburbs when I came across this house in a lovely street in Beecroft.  The house 2 doors up had recently sold prior to auction for $1.03m, despite having an estimated bidding guide of $950,000, so they felt that this property would also sell for $100,000 over its estimate.  The vendor was committed to go to auction with 3-4 interested parties, so we had no choice than to front up on the day.  After successfully securing the property under the hammer and signing contracts, the under-bidder was still out the front of the property some 30 minutes later, pondering their decision not to increase their bid and not knowing we were within $3,000 of our bidding limit.  It was wonderful to see Kirsty and Craig so happy and quite emotional, a real bonus to the job.

I was contracted to assist secure the property at auction and to use whatever strategy was necessary.  The appraised value was $1M-$1.1M.  There were 5 registered bidders so I started quickly at $800K to flush out genuine bidders.  Two bidders then went against each other to $950K when one dropped out and bidding stopped – at this stage it had reached reserve and was ‘on the market’.  I then resumed bidding, adding $1000 bids whilst the other bidder increased in $10K increments.  We eventually secured it for $1,021,000 and the client was extremely happy with the result, it was a property settlement and the client had emotional attachment to the home – which had been hand built.

They loved the location where they were renting and subsequently we ended up securing a property that suited their needs, just 2 blocks away. It was a lovely character home, immediately livable but with good scope to add value, including a DA to extend upstairs. The house was very well maintained and reminded my clients of their home in Melbourne. The budget was $4m but I anticipated that a purchase of less than $3m would meet their requirements. The majority of the properties I showed them were off-market, including one that we had sourced from a letter box drop, when all other avenues had at the time been exhausted. The property we found was the best of its kind, superior to anything on the market and it totally met their needs. At the time there was quite a lot of public interest in other properties on the market, so it was important to move quickly. Hence, after a third inspection they were happy to proceed and secured the property quickly, before the vendor took it to the open market.

Matt Corbett - what a star! 

My husband and I recently worked with Matt on the purchase of a property in East Lindfield.  We were impressed with Matt's knowledge, communication skills and the quality and depth of research that went into potential properties.

Matt was able to leverage his relationship with the Real Estate Agent and to get us a great price on our house we would have considered out of our budget.

With respect to my recent property purchase of a three bedroom house, I would like to thank propertybuyer  for the great result he achieved by securing the purchase prior to auction at a great price. Given our circumstances, my wife Naomi and I were not in a position to undertake any research for properties ourselves, and given that we had been away from Sydney for a few years, we had lost touch with the market. We engaged propertybuyer to find and bid for a property on our behalf and I am very satisfied with the results.

In my opinion, you justified the expense of engaging a property buyer in three ways.

1. The market was rising; if we delayed the purchase by a few months until our circumstances changed and we had time to search, the market would have risen by more than your fees. We came to Matt Corbett from propertybuyer 48 hours before the Auction of our dream house. We got cold feet about bidding and hired propertybuyer to bid on our behalf. I talked to Matt 2-3 times before the Auction on Saturday and I was reassured by his knowledge during our telephone conversations.

On Auction day, Matt chatted to the Vendor's Agent and walked round the property to estimate it's value. The Auction started and despite the fact that Matt had told us he'd hold off bidding early, I had to turn away and investigate the garden when the Auctioneer started to say "going for the third time", Matt calmly raised a hand and said "and 20".
