KOGARAH, NSW, 2217

    Where is Kogarah located?

Kogarah is located in the southern suburbs of Sydney, 13km from the CBD. From Kogarah Station, it’s an easy 20 minute journey to the CBD or just over 30 minutes to Bondi Junction or Cronulla.

    What housing types are predominant?

There are many new apartments in Kogarah, which now make up around 60% of all housing stock. Housing types range from semi-detached Federation terraces and detached cottages to modern multi-story family homes. Many of the period homes near the station have now been demolished to make way for apartments though, making them even more valuable.

What attracts home buyers & investors to Kogarah?

Homebuyers will appreciate the walkability of the suburb with many shops and restaurants on offer.

Investors will value nearby amenities such as the St George Hospital, which has around 600 beds and is currently undergoing a $277m redevelopment. The new seven-level Acute Services Building is due to be completed by mid-2017 and will bring 120 new beds and eight new operating theatres.

The proposed WestConnex southern extension to the M1 at Waterfall will also provide a boost to local real estate prices and take some of the congestion off the local streets.

    Restaurants, shops & entertainment

There are numerous Asian restaurants and take away shops. PappaRoti is particularly popular with locals on the weekend due to its affordable Malaysian staples and baked buns. The Ramsgate Organic Foodies Market is the biggest in the St George area. Stall holders offer fresh produce direct from the farm every Saturday from 8am to 2pm, although it’s best to go early for the best choice.

Kogarah Town Centre is the area’s largest shopping centre and was fully renovated in 2012. Westfield Hurstville offers even more choice including Event Cinemas and is only a few stops away on the train towards Sutherland.

    Sports & fitness

The St George Leagues Club is the St George home to the St George Illawarra Dragons NRL team. Jubilee Oval is their St George home ground. Scarborough Park has a number of sports fields and cricket pitches for local games as well as playground equipment, toilets and a canteen on club days. Leo Smith Reserve is located at the southern end of the park and has several synthetic tennis courts for hire. Golfers are fortunate to have the recently renovated Beverley Park Golf Club nearby, which is one of the best public courses in Sydney and has views of the Georges River. It’s also a short walk to Ramsgate Beach, which provides access to some of the best kitesurfing in Sydney.

    Schools & education

Kogarah Public School is the local government primary school whilst St Patrick’s Primary School provides a private option. St George Girls High School is highly acclaimed and was ranked in the top 25 schools in Sydney for HSC last year. St George Christian School (K-12) and Marist College Kogarah (secondary boys) also ranked very highly.

What can my money buy in Kogarah?

The median house price is currently $1,231,000, which is unchanged from 12 months ago. This will buy you a period 3 bedroom house in good but dated condition on around 400sqm of land with parking. The median unit price is also comparable to a year ago at $588,000, which will buy you an older two bedroom unit with parking within 5-10 minutes’ walk to the station.
