Location and Transport Links in Mosman 

Mosman is located approximately 5.5 kilometres north-east of the CBD in Sydney’s Lower North Shore in the local government area of Mosman. Since 1997, Mosman is the only officially recognised suburb in the LGA, however traditional locality names including Balmoral, Beauty Point and The Spit are still recognised. The suburb is actually a peninsula between Sydney and Middle Harbours and therefore many properties have stunning water views. Mosman is serviced by express buses to the CBD along Military Road and ferries running seven days a week to Taronga Zoo, Mosman Bay and South Mosman wharfs.

Houses in Mosman are mainly a mix of renovated Federation era and modern architect designed luxury properties. Many of the Federation mansions have been maintained (particularly in the Bradley’s Head area) and sit on large parcels of land, however most waterfront locations have been redesigned with custom multi-storey homes to take advantage of the spectacular views over Middle and Sydney Harbours. Apartments range from smaller Art Deco to blocks to larger post World War II and modern complexes.

The main shopping strip runs along Military Road and the lower section of Spit Road. The intersection of the above roads is known as ‘Spit Junction’ and has good selection of restaurants and a small shopping centre with most of your daily needs including an IGA supermarket, butcher, bakery, pharmacy and café. Hotel Mosman is also near Spit Junction on Military Road and the Buena Vista Hotel is on Middle Head Road.

Mosman boasts eight schools in total, of which Mosman two are independent; Church Of England Preparatory School and Queenwood School for Girls. Other schools include Beauty Point Public School, Blessed Sacrement Primary School, Middle Harbour Public School, Mosman High School, Mosman Public School and Sacred Heart Primary School. Redlands (previously north Sydney campus of SCEGGS) is also nearby in Cremorne. There are also many child care centres and live in nannies available in Mosman.

Mosman has many beautiful harbour beaches including Balmoral, Chinamans, Obelisk Beach and Cobblers Beaches. Taronga Zoo offers entertainment for young and old and offers outdoor performances (‘Twilight at Taronga’) by well-known artists on most Fridays and Saturday nights throughout summer. Bradleys Head provides panoramic vistas of the Harbour and a relaxing spot for a picnic. Along with Bradleys Head, Middle Head (both part of the Sydney Harbour National Park) offer great local hiking spots.   6. Credentials - check licencing, qualifications and affiliations and if they have won awards.

After the initial meeting, where our services are further explained, questions are answered and your “buyers brief” is established, an engagement fee is paid (this amount varies according to the service you choose). Once your finance is pre-approved, the engagement fee is paid, and you are ready to buy, the search begins. We conduct thorough research and then present you with a shortlist of properties. The decision to buy is then yours.

 

If I engage the services of propertybuyer, will you guarantee to find me a property?

Yes – as long as your buyers brief is realistic. We guarantee to give you personal and professional service and a detailed analysis on each property we evaluate, based on your specific criteria. At our initial meeting, we will listen carefully to find out your exact requirements. We will advise you before you engage us if your property brief is unrealistic. You will also need to have your finances ready or be pre-approved for a loan before the search can begin. Once these have been established, the search can take as little as a week (up to an average of about 4-6 weeks) depending on your wishlist and the market conditions.

We work with you in partnership to help you achieve your goals quickly and efficiently. You may cancel the agreement with notice in writing.

 

What happens if I change my mind on an area or a type of property once I engage you? Do I have to pay another engagement fee?

We will always be working in your best interests and realise that your ideas about the type of property you want may change. When we meet initially to discuss your “buyers brief”, we will work hard to ensure that your wishlist is achievable and also realistic, so the likelihood of changing your mind is reduced. However, if you change the initial brief significantly, there may be a review of the fee, and an additional fee would be charged to cover the time already spent searching. We will work with you to make sure you are completely happy with your next property purchase, even if you change your mind.
