    Below is a current list of requirements for our developer clients. We have a wide range of developers from small boutique developers undertaking a duplex, to medium developers completing 30 apartments and large scale ASX listed developers seeking shopping centres, hotels and land subdivisions.

    Sites Wanted         Developer  Requirements
    1.  Seniors Living Sites
    (Over 55's)
    • Price:  Uncapped

    • Location: Prefer premium areas of Sydney – Eastern suburbs, CBD, Inner West, North Shore (Upper and Lower), Northern Beaches, Sutherland Shire

    • Scale:  Land must be over 1000 sqm.
     
    2.  Existing Blocks of Apartments
    • Price: Any price range - as long as feasible.
    • Location:  Prefer premium areas of Sydney – Eastern suburbs, CBD, Inner West, North Shore (Upper and Lower), Northern Beaches, Sutherland Shire
    • Scale: From 4 unit block to 40+
    • Comment: Our developers are seeking undertake a strata title subdivision and refurbishment of existing blocks, or alternatively complete a knock down and rebuild on existing site.  Prefer blocks in one title or owners groups where there is 100% agreement to sell.
     
    3.  Residential apartment sites

    Price: uncapped  (from $1m to $100m+)

    Location:

    • Bulk sites - Sydney, Melbourne, Wollongong, Central Coast, Newcastle.
    • Medium sites – within 10- 30km of CBD
    • Boutique sites - High Demand / Premium Sydney Suburbs: Within 15km radius of CBD

    Scale:

    • Bulk sites: Projects 100 units+ , Close to train stations, transport nodes
    • Medium sale: Projects 30 to 100 units
    • Boutique sites: Projects 4 units to 30 units, targeted to downsizer market

    Comments

    • DA or Raw site ok.
    • Eastern suburbs, Lower and Upper North Shore, Inner West & Northern Beaches are core areas.
    • Gross Revenue: Prefer locations where resale value is over $12,000 per square metre +  
     
     4.  Townhouses
    • Price:              Uncapped

    • Location:        Sydney wide

    • Scale:             Minimum 4 x Townhouses

    • Comments:    Prefer suburbs where there is lack of medium density and downsizers want high quality townhouses

     

    5.  Serviced Apartments

    • Price:              Uncapped
    • Location:        Sydney wide
    • Scale:             Larger the better
    • Comments:    We also have serviced apartment operators we can introduce for any new sites
     
    6.  Hotel sites


    • Price:              Uncapped (from $30m to $200m+)

    • Location:        Sydney/ Melbourne/ or Regional.  Preference is city/ city fringe and key suburban areas.

    • Scale:             Minimum 3500 sqm of GFA.  Ideally like 5000 to 7000 sqm of GFA Hotel sites with 120 to 200 keys.  Also look at boutique hotel opportunities

    • Comments:    Very strong demand from wide range of developers seeking these sites.  We also have hotel operators and tier one builders we can introduce for any new sites
     
    7.  Existing Hotels
    • Price:              Uncapped

    • Location:        Sydney and Melbourne

    • Scale:             From boutique 30 room hotels to 200 rooms plus

    • Comments:    Prefer yields from 4%+ in Sydney and 5%+ In Melbourne. Will look at hotels with existing operators, no operators, with or without development upside. 
     
    8. Office Buildings
    • Price:              Uncapped (from $20m to $300m+)

    • Location:        Sydney and Melbourne

    • Scale:           
      Established office buildings with yields min 4.5% to 5%+
      Will look at office conversion to residential
      Will consider All building grades.
      Some developers want development upside
      Others want very long WALES. 

    • Comments:
      GR: Minimum 5% net per annum
      Funds and investors seeking established Office buildings and Hotels in Sydney and Melbourne with  5% ROI+
      Hotels outside metro areas generating over 7%ROI
     
    9. Medical Centres
    • Price: $0 - $50,000,000  

    • Location: Sydney, Newcastle

    • Scale: Typically require at least 1000 sqm – but prefer larger sites.

    • Comment: Some developers will also consider mixed use model with medical on ground floor and boutique apartments above.
     
     10.  Land Subdivisions
    • Price: Uncapped

    • Location: Sydney, Newcastle, Lower Hunter, Melbourne.Prefer growth corridors

    • Scale: From 5 acres to 200 acres plus. Larger the better.

    • Comments
      Raw or DA Approved 
      Some will look at planning proposal sites
      Ok to look at rezone if zoning change imminent
     
    11.  Duplex sites
    • Price:  Land price typically from $1m to $2.5m depending on location

    • Location: Prefer premium areas of Sydney – Eastern suburbs, CBD, Inner West, North Shore (Upper and Lower) Northern Beaches, Sutherland Shire

     

    • Scale:  Typically one block divided into two attached duplexes (or potential for multiple duplexes on one site)

    • Comments:  Resale value of completed duplexes must be of sufficient value to justify land acquisition price- otherwise feasibility will not stack up.
     
    12.  Shopping Centres
    • Price:              Min $15m – No Maximum price

    • Location:        Sydney and Melbourne  - Prefer prime suburban areas with strong foot traffic

    • Scale:             No min or maximum size - Open to variety of shopping centres. 

    • Comments:
      Must have strong leases with long WALES.
      Some clients prefer ability to add significant value (not a buy and hold client).
      Other happy to buy existing centre for strong cashflow investment with 7% yields.
     
      13.  Retail / Commercial Development sites
    •  Price:             Uncapped

    • Location:        Sydney and Melbourne -Prime CBD or Prime suburban only

    • Scale:             No min or max – larger raw commercial sites preferred

      Comments:
      Mixed use sites ok
      Consider shop top housing
      Must have good retail exposure
     
     14.  Student Accommodation
    • Price:              Uncapped

    • Location:        Sydney and Melbourne

    • Scale:             Raw sites to allow from 3000 sqm to 20,000 GFA (sweet spot is 10,000 – 16,000 sqm)

      Comments:
      Must be walking distance to UNSW Randwick / Sydney Uni/ Macquarie Uni
      Must be located along key train/ transport corridors
      Prefer GFA of at least 7500 sqm (Min 5000 GFA outcome required)
     
    15.  Child Care Centres
    • Price:              $1m to $20 million

    • Location:        Sydney

    • Scale:             Raw sites Minimum from about 800sqm to 1000sqm+

      Comments:
      Prefer raw sites – but will also look at DA approved
      Prefer longer settlements
      Prefer neat primary schools to capitalise on ready market
      Will do JV’s with land owners
     
    16. Boarding houses                  
    • Price:              Up to $40m

    • Location:        Sydney wide – prefer prime suburbs

    • Scale:             From 20 rooms plus.

      Comments:
      Will buy raw sites for boarding houses
      Or buy existing boarding houses with very strong yields. 
     
    17.  Industrial sites
    • Price: $0 - $15m

    • Location: Sydney

    • Scale: Prefer strata units in one line to reno and subdivide.  Will also look at raw sites to develop industrial sheds

    • Comments
      Ability to add significant value via strata subdivision
      Eg Factory units / offices / available in one line
      Seeking stable holding income in meantime
     
    18.  Aged Care / Retirement sites
    • Price: Uncapped

    • Location: Sydney, Wollongong, Newcastle, Hunter Valley, Brisbane, Melbourne

    • Scale: Prefer over 5000 sqm
                  Others needs 1.5ha to 3.0ha

    • Comments
      Quality aged care companies seeking larger amalgamated sites
      Prefer suburbs were median price well over $350k.
     
    19. Joint Ventures 
    • Price: Up to $10m

    • Location: Sydney/ Brisbane/ Melbourne & Regional areas

      Scale: Simple subdivisions/ Duplexes/ Townhouses/ Small apartment blocks
    • Comments
      Small scale developer seeking to do Joint Venture development with land owner
      Boutique sites
      Could be subdivision. duplexes apartments / townhouses
