Our full search service provides a complete buying solution. We can recommend where to buy, what type of property to buy and provide due diligence on factors that affect prices in the local market. When you engage propertybuyer we will take time up front to understand your needs. Once we have agreed on your "Buyers Brief" we then undertake extensive research to match your purchasing criteria with properties for sale. We have access to many properties that may never appear on the open market (otherwise called “silent listings”).

We offer a fixed fee to ensure you will save time, money and stress and receive expert service and the result you require. Our fees for the full search service are less than 2% of purchase price (scaled fixed fees depending on price bracket) with an intial retainer fee starting from $1990.

How does the process work?
This full service option guides you through the entire process. We act as your independent buyers’ agent to find your dream home or investment property. The majority of our clients take this option.
Initial briefing:
We will meet with you (or arrange a teleconference) to discuss your key requirements and expectations to fully understand your needs. We can suggest where to buy, what type of property to buy and provide due diligence on factors that affect prices in the local market. If you are buying a new home we can help you find a home near a specific school, transport link or lifestyle location. From this meeting we put together your specific “Buyers Brief” which forms the basis of our search so we don’t waste your time looking at unsuitable properties.
Extensive research:
Using your “Buyers Brief” we undertake extensive research to match your purchasing criteria with properties for sale. We contact every selling agent in the target area and search for properties that are not advertised on the open market (silent listings). We also find private sales and listings using a wide variety of research methods (we don’t just look up the real estate classifieds!). We deflect all the stress of dealing with real estate agents and cut through the sales speak to find properties that best suit your brief.
Shortlist presented:
We narrow down this research to a shortlist of suitable properties that meet your needs and email these to you. We speed up the process of searching so you only review properties that most closely match your requirements. For investors we can provide additional information on capital growth projections and background reports on why a specific area has potential for investment.
Physical Inspections:
Once we have compiled a shortlist and obtained your feedback on suitability, we arrange a private inspection for a time that is convenient for you. Rather than rushing from one inspection to the next, we arrange a time that fits in with your schedule saving you countless hours of research. If you are based out side of the search area, we will inspect on your behalf.
Evaluation & Negotiation:
Once you are satisfied the target property will meet your needs, we commence negotiations with the vendor or vendor’s agent. This is where our knowledge and skill come to the forefront to secure the property at the best possible price, terms and conditions possible.
We assess the current market value of these properties using a combination of our local knowledge and our extensive sales database showing comparable sales in the chosen area. This information gives you a competitive edge over other buyers and protects you from paying too much for a property.
Legal Review/ Building and Pest reports:
Once the offer has been accepted, we strongly recommend you engage a building and pest inspector. Your solicitor will also review the contract of sale to check all legal requirements are satisfied. We can assist with the coordination of these and other necessary support services. (Note, the purchaser pays separate fees for pest and building inspections, strata searches and legal conveyancing.) We will also give you our personal opinion and any reports.
Pre-settlement service
We keep you informed of any other issues that may arise in the lead up to settlement and can provide any assistance you may require along the way. For investor clients we provide advice on rental values and help you select competent local property managers.
