Sydney market makes buyers agents valuable allies

The need for a Sydney buyers agent is clearer than ever, according to data released by Commonwealth Bank.
The financial institution recently reported that while overall national property market conditions currently favour buyers, Sydney, Melbourne and Canberra are all drifting toward becoming seller’s markets.
“Between October 2013 and January 2014, there were mixed market conditions across the capital cities with Sydney becoming the top seller’s market in the country, pushing Melbourne and Canberra into second and third spots, respectively,” the report stated.
“Despite showing balanced market conditions, Perth is slowly shifting towards being more in favour of sellers, reflective of its position as the fifth best place to sell a property in January 2014. Conditions across the other capital cities were typically more balanced or more in favour of buyers.”
While sellers may have the upper hand in some parts of Sydney, this doesn’t’ mean buyers can’t find affordable deals. The key is having the right help in your corner.
A buyers agent will work for you and no one else, helping to shortlist properties faster and negotiate the lowest possible price. Additionally, since they act as objective third parties, buyers agents can take emotion out of the equation and save you on stress.
More importantly, buyers agents can discover silent listings – a valuable skill with 40 per cent of properties being sold on the quiet.
In short, a Sydney buyers agent will help you get a leg up over the competition, making the chances of finding the right home for the right price that much better.
