    Bangor is located 28 kilometres south of the Sydney central business district with Menai to the west and Woronora to its east. It is part of the Sutherland Shire Local Government Area.

     

    What housing types are predominant?

    Houses are the most common dwelling style dominating the suburb along with a variety of older & newer semi-detached dwellings. 84% are Houses. 3% of dwellings in the area are units, 8% semi-detached and 5% other/commercial.

    Age mix for the suburb is 0 to 29 yo is 38%, 30 to 49 yo is 23%, 50 & above is 39% so it’s a very attractive suburb for families and retirees.

     

    What attracts home buyers & investors to Bangor?

    According to Residex, Bangor experienced market growth of around 7.2% from July 2016 to June 2020.
    Bangor is a leafy, laid back suburb that has been spared the over development that is taking place in other parts of the Shire Its elevated position means that part of the suburb enjoys sweeping views to the city. Home buyers and renters are attracted to its quiet family friendly atmosphere.

     

    Restaurants, Shops & Entertainment

    Bangor is home to one of the best Chinese and Malaysian restaurants in the Sutherland shire “Peters” is located in Bangor Shopping Centre. If you’re after some real comfort food try “Bangor Tavern” also in Bangor Shopping Centre. If you just want a coffee The Roastwell Coffee Co is where to go. It’s also located in the Bangor Shopping Centre.

     

    Sports, Fitness & Health

    Bangor has tennis courts at Pyree St and Yala Rd. Yala Rd and also has netball courts. Bangor is home to two sporting ovals (Akuna Oval and Billa Oval) named after the roads they are situated on. Bangor is home to the Bangor Brumbies soccer club and its home field is Billa Oval. The Menai Roosters football team uses Akuna Oval. There is a Bangor Scout Group too. It was established in 1986 with a Scout Hall in Ross Reserve in Pyree Street and caters for youth aged from 6 to 26 years old.
    The nearby rivers and extensive bush areas offer a lot of outdoor activities including bush walking, mountain bike riding, canoeing, kayaking, rowing and fishing.
    A small swimming pool exists at the Bangor Shopping Centre. A larger council run swimming complex operates at Sutherland.
    Children's playgrounds are at: Akuna Reserve, Billa Oval, Jelba Reserve, Ross Reserve.

     

    Schools & Educational

    Bangor is home to two local schools: Bangor Public and Inaburra School [Christian].

     

    What can my money buy in Bangor?

    Residex notes Only 0.34% of properties in the suburb are currently on the market which shows there is very limited stock available. Growth has been consistently healthy for houses averaging at 9.9% p.a and units achieving 10.2% for the last 10 years though so there is definitely room for growth.
