    Where is Wareemba located?

    Wareemba is one of the smallest suburbs in Sydney by land area at just 0.3 km2. Situated in the Inner West suburbs of Sydney adjoining Fivedock and Abbotsford just 12 kilometres from the CBD. According to 2016 Australian Bureau of Statistics, Wareemba had a population of 1,546 people.
    This little gem of a suburb sits on the eastern shore of Hen and Chicken Bay on the Parramatta River.

     

    What housing types are Predominant?

    According to Residex, houses are the predominant dwelling types here which comprises 52% while 16% of the housing types are units.
    Locals are composed mostly of young professionals and families as the area is accessible to Sydney CBD.

    Even though Wareemba is the smallest in terms of land area in Greater Sydney, it still packs a punch in terms of strong capital growth. According to Residex, Wareemba experienced market growth of 8.0% from Oct 2020 to Sep 2021 for houses. The market is also in strong demand for units with a 3.6% growth during the same period.
    Transportation – accessibility
    Wareemba is accessible through bus routes 415, 438X, and 504. The Inner West & Leppington Line (T2) also passes nearby. The Abbotsford Wharf is also close by, which is served by RiverCat class ferries.
    Lifestyle
    Being small in land size doesn’t mean there is nothing much to do here. 

    This peaceful community has a very low crime statistic of 0.05% crime rate per capita.

    Wareemba boasts of its numerous cafes and food places where you can enjoy a cup of morning coffee with friends or conduct business meetings. There is Dolcetti Pasticceria and Trovatino Café which are just minutes away from each other. A couple of popular food places also include Viet Rolls n Café, a Vietnamese restaurant, and Carmel’s, a favourite Sicilian local which offers good coffee as well!

    For families who love to spend weekends with nature, they can have a relaxing afternoon stroll at Halliday Park situated at in between Abbotsford and Five Dock.

     

    What can my money buy in Wareemba?

    Inner West house are in high demand and in Wareemba expect to pay $2.5m to $3.0m+ for a high-quality home. Townhouses are also popular, and pricing is from around $1.5m+ while for apartments expect to pay at least $900k for an older 2 bed apartment. Capital growth is predicted to grow between 5-8% in the next 5 years.
