An off-market flood: why today’s best buys aren’t on the listing portals

Things are a bit tough out there for sellers right now, with plenty of buyers hitting pause on their plans, and inspection attendances thinning out across most markets. Of course, this creates a prime opportunity for savvy purchasers, because fewer active buyers mean less competition for prime property options.

But there's another way to amplifying the upside right now, and it's a path to real estate that simply isn't open to the average everyday Aussie.

You see, circumstances have aligned so that I'm now seeing more off-market opportunities than ever, and many are quality properties that will never make it to the listing portals.

So, why is this happening, and how can you take advantage?

 

Why Off Market Properties Are Flooding the Market


We've seen the current change in momentum swing very quickly through almost every market. Not too many months ago, there was a frenzy of buyer activity with plenty of FOMO driving prices upward. In that environment, a property need only hit the portals to spark fierce competition.

Interestingly, activity was already slowing into the end of 2025 and the start of 2026 across Sydney and Melbourne. Purchasers were becoming more cautious, with rising interest rates prompting many to rethink their budgets. That when we first saw the number of off-market opportunities increase.

Since then, things have really flipped around. Geopolitical unrest has driven inflation higher and economic confidence lower. Then a federal budget was handed down targeted firmly at cooling the property market through taxation measures.

The upshot is that selling agents, already with plenty of listings on their books going stale through a increased lack of buyer enthusiasm, are still being approached daily by owners who want to offload real estate. These agents know that simply adding another property to the growing pile on the portals does little more than dilute the options in front of a shrinking buyer pool.

So, what do they do? They start ringing their buyers' agent network to see if they can lock in a sale before the listing ever goes public. These agents and their vendors don't want to be competing with every other home on the internet. And the agents certainly don't want to be obliged to run open homes every Saturday for a thin trickle of inspections, only to report back to their seller on another dismal turnout, along with a further suggestion to cut the price.

Their solution is to take almost every property first to their known cohort of informed and ready-to-act buyers' agents. Right now, agents are presenting practically every listing that crosses their desk to us before they publicly list in hopes we have the ideal buyer. It lets them cut through the time wasters and tyre kickers and secure a contract quickly.

And that puts our clients at a huge advantage.

Being presented with properties before anyone else means we're not competing with everyday purchasers filling out the numbers. Those folks can muddy the waters, sometimes overestimating what to pay for a home, only to see their offer killed at the finance stage by a realistic valuation. Now you have a poorly informed vendor convinced they can sell for more than they can realistically achieve.

So, selling agents are coming to us first. By receiving an off-market opportunity directly from the agent we get a clear window of time to complete our value assessments and primary due diligence, and to determine the suitability of the property for our client without the pressure of a public campaign ticking away in the background.

When we spot a genuine opportunity, we also know the seller is eager to trade. After all, they haven't gone to the listing portals yet.

From there, we can ask the selling agent the most pertinent questions to gauge the vendor's motivation and level of urgency. We communicate with the agent on their level, as professional negotiators looking to strike a deal. There's no messing about or playing to emotions, because it’s all about the business of the transaction.

The agents know us well. We've built rapport over many deals together, so neither of us is going to waste the other's time.

They know our buyers are qualified, financially prepared and ready to transact, so if there’s a deal to be made, it’ll get done. They also know that if they can't get the property away to us, it could mean weeks or months of open homes and disappointing conversations between them and their seller.

The truth of the matter is that in a quiet market, many of the best properties available for purchase have moved out of public view entirely. Buyers' agents are the first to be contacted when a selling agent secures a listing. We get early access and see the truly great quality opportunities well before they go public.

But of course, buyers’ market windows like this current one don't stay open forever. When confidence returns, and history tells us it will at some stage, vendors will head straight back to the portals, competition will heat up, and the off-market flood will slow to a trickle.
