The clients wanted a low maintenance property in an established are for their super fund.

We found a property under contract at a much higher price that had had extension after extension on finance. The vendors had not renewed the tenants lease ready for sale and the property had been sitting vacant for several months.

The vendors accepted a lower offer of 900k for the certainty a pre approved buyer gave them. We negotiated on our pest and building and got a number of minor items rectified, and even got a free pest control done.

This is an amazing outcome where buying well occurred by being on top of the pile with agents and sensing the opportunity in the circumstances.
