My clients were first home buyers wanting to get onto the property ladder and only had a tight budget under $700,000. They wanted to buy in a blue chip, popular suburb that would attract healthy price growth & quality tenants. I was able to locate a pre: market/off market fully renovated property, well within heir pre: approved budget, walking distance from a popular village centre with café’s, shops & popular schools ensuring healthy growth would continue due to a very low rental vacancy rate in this suburb & a low supply of the type of property I was able to purchase. The property bonus was that it was recently fully renovated from new kitchen, new bathroom, new flooring, fresh paint, new window coverings, even new windows & doors ensuring some healthy depreciation also & my clients did not need to do anything to the property at all. I was able to negotiate favourable terms for the vendor which allowed me to purchase at a lower price point than expected, well below market value at close to $600,000 where the value sat around $640,000. Needless to say my clients were over the moon and completely satisfied with the outcome.
