Raina was referred to me through her Mum who works with one of my past clients and they wanted their daughter Raina to be steered in the right direction with a professional. After discussing Raina’s many requirements and looking at her “entry price’ budget of initially up to $750k, it was clearly going to be a challenging role. I had found what Raina thought was the perfect property immediately in the first week, with an ‘off market’ unit in a prime location in Cooks Hill but frustatingly just slightly out of reach, budget wise. Unfortunately this property wasn’t meant to be as the vendors eventually changed their minds and decided to keep the property and not sell and keep for another 2 x years. After reviewing dozens of properties over a 2.5 x month period and finding some properties that were ideally located, however required some internal work, it was clear that what Raina wanted did not fit within her budget, so we went back to the finance drawing board and were able to have the budget increased slightly to allow this to match with a suitable property. We were in luck and I was able to negotiate on a beautifully newly renovated top floor apartment in a small block of only 12 in the very same building we had located an off market unit that my client loved in the ideal prime location she was hoping for. This property was due to go to Auction, however the selling agent brought this forward due to interest from another buyer and I was able to negotiate successfully for Raina which was brought to a head very quickly & my team & I had to drop everything to focus on due diligence and negotiations and working closely with my fabulous solicitor, we were able to co-ordinate a deposit along with a signed contract from my client only 30mins before she was flying out overseas to be able to exchange un conditionally, secure the property and take it off the market. I was concerned that my young client would be soon priced out of the market, once interest rates start to come down as of the 20th of May, increasing competition from all of the extra buyers we anticipate will be entering the market over the next few months. My client will look back and may not understand this till years later as she sees her property grow in value, and I’m just grateful that I was able to help her navigate the many selling agent hurdles and guide her to a very successful outcome.
