Vinay and Anya are engaged to be married, and tired of living in the city. They wanted to secure their first home in Australia, but also wanted it to be a good investment for the foreseeable future.
They asked for suggestions around Sydney for a house that was $1.2 to $1.4M and would be no more than 45mins drive to the city. They haven’t got a car or licenses to drive in Australia yet so are dependent on public transport. They have a large dog and having parks and a reasonable block of land was important to them. They wanted a safe area and enough backyard for a granny flat. I took them around the Bossley Park, Edensor Park areas where larger blocks can be found with good brick houses with potential for a granny flat. 
 
I recommended 5 houses including the one at 63 Prairie Vale Road Bossley Park which had a full brick house and full brick granny flat. They want to live in the house and have the income from an income from the flat, which would be around $500pw. 
We offered to buy the house pre-Auction however, the agent delayed the exchange and the vendor decided to go to auction. 
I bid and won at auction on their behalf, the house and granny flat at Bossley Park. They are thrilled because there is very little to spend on the house and there will be an immediate income from the granny flat to help repay their mortgage.
