Property market info for Brisbane

Brisbane, the capital of Queensland, has emerged as a highly sought-after property market, attracting both local and international buyers. Here are some of the key reasons why Brisbane's real estate market is so appealing:

  • Diverse housing styles: Brisbane offers a wide range of housing options, from modern apartments to historic Queenslander homes.
  • Excellent lifestyle benefits: Enjoy world-class beaches, a beautiful river, vibrant dining and entertainment scene, and stunning natural landmarks
  • Strong economy
  • Stable political environment
  • Pleasant climate
  • Natural resources
  • Highly educated workforce
  • High levels of immigration
  • Friendly and laid-back culture
  • World class medical facilities
  • Low pollution
  • Strong growth potential
Brisbane's property market is thriving, driven by factors like infrastructure investment, affordability, and a relaxed lifestyle. The city's focus on infrastructure development encourages homeownership and attracts interstate migrants. Compared to other major cities, Brisbane offers more affordable housing options and a safer environment, especially when COVID was barrelling through the country, Brisbane and Queensland in general, were considered safe.

Brisbane offers a relaxed lifestyle and is attracting both young buyers and retirees. Young buyers are seeking neighborhoods with amenities like parks, schools, and easy access to the CBD.

The best investment areas in Brisbane are typically within 5-7km of the CBD. Inner ring suburbs undergoing gentrification are particularly attractive. Middle ring suburbs, located between 5 and 12km from the CBD, are also in high demand.

Houses are in much higher demand among property investors in Brisbane than apartments and, again, this has to do with a healthy, low-risk family-friendly lifestyle. Families want space and apartments simply don’t have enough of it.

Brisbane’s sub-tropical climate lends itself to healthy outdoor activities throughout the year. The city also offers a vibrant cultural scene, with diverse dining options and numerous attractions like museums, art galleries, theaters, cinemas, and live music venues.

Before buying property in Brisbane, engage a buyer's agent and visit properties in person. Even if you trust your agent, it's essential to see the house, garden, and neighborhood before committing.

Always remember: Buyers' agents are there to help you; use them.

Recreation and Other Amenities in Brisbane

Brisbane offers a wide range of recreational and entertainment options to suit all interests. From outdoor adventures to cultural experiences, there's something for everyone. The city's subtropical climate makes it ideal for activities like swimming, surfing, hiking, and cycling. Brisbane is also home to numerous parks and gardens, including the iconic Botanical Gardens and Roma Street Parkland. For those seeking cultural experiences, the city boasts a vibrant arts scene with museums, galleries, theaters, and live music venues

Brisbane's nightlife is also thriving. The city offers a variety of bars, clubs, and live music venues, catering to a wide range of tastes. For a more relaxed atmosphere, visitors can enjoy the city's many cafes, restaurants, and markets. With so many options available, Brisbane is a city that never sleeps.

Frequently Asked Questions

Frequently Asked Questions

How do you avoid buying in a floodplain?

We cover the entire metropolitan Melbourne area. We have specialist Melbourne buyers advocates that live in or near the locations that we buy in. Having a local Melbourne specialist on your side gives our clients the best possible advantage to identify the ideal property for your search.

Is Brisbane’s market going to grow at the same rate?

We have an established network of regional buyers agents that work in conjunction with us to assist with your search if you are particularly wanting regional Victoria. It is very important to have local representation without buyers advocate that understands the local property market.

What areas of Brisbane do you cover?

Our Buyers Agent is supported by extensive digital data platforms including our own Suburb SelectorTM which has 35 analysis datapoints.

Significant population shifts are occurring from interstate buyers. Where are they moving to and how is that impacting real estate investment ?

Melbourne experienced significant population movements and property changes as a result of COVID and the expectation is that this will have a long tail effect. Buying in an over cooked area is a mistake and we can advise on the best locations to buy (and areas to avoid).

The ring from Sunshine Coast to Gold Coast to Toowoombato Brisbane is closing. How are property prices being impacted?

Geographic expansion poses opportunity and pitfalls. Our Buyers Advocate can explain how and why both can occur. Buying further from the CBD is cheaper, but it is important to check that the location has the required amenities and infrastructure to drive future capital growth.

How does the growth of Melbourne’s population due to immigration
changing the landscape of property buying?

New visitors to Melbourne will have significantly different requirements that need to be understood as opportunities will arise with varying investment returns and changes to suburb demographics. Our Buyers Advocates understand these dynamics and provide localise insights for a wide range of migrant communities.
