Jenny and Jeff were looking for a renovated family home anywhere in the Northern Beaches, close to transport and cafes, and with excellent water views. It was important that the view had some activity and ideally one that offered something at night. In the first few weeks we uncovered around twenty off-market properties and quickly culled them into a suitable short-list. It was important to ascertain not only which properties were suitable, but also which vendors were realistic and genuine sellers. After a number of physical inspections, one particular property stood out, ticking all the boxes for Jenny and Jeff. It didn’t take long at all for them to tell me how much they wanted it and after an evaluation we submitted a decent offer. However, our offer was rejected and as the vendor was asking a price considerably higher than what we deemed to be fair-market value, we temporarily moved on, but I stayed close with the agent in case there was any movement from the vendor or other buyers. Through my agent network, I managed to inspect a few more properties, including the one next door. The views were equally impressive, but the home required an extension. But Jenny and Jeff kept coming back to the first property of interest and strongly expressed their desire to purchase the home. There had been another offer at a higher level than ours, so we returned to negotiations, before securing the property. Jenny and Jeff were thrilled to finally purchase their forever home in Bayview, a home in superb condition, with a fabulous floorplan, within 100m of two popular cafes, walking distance to a bus stop and most importantly, with a perfect north-east aspect and spectacular Pittwater views to Lion Island.
