Rozelle is a waterfront suburb just 4 kilometres west of the CBD in Sydney’s Inner West. Busses travel directly to Martin Place in around 15 minutes. Light rail extends from Dulwich Hill to Central Station via Rozelle Bay station.
Terrace houses, weatherboard cottages and Victorian freestanding brick houses are popular in Rozelle. Apartments are also gathering popularity in Rozelle as property prices march ever higher and now make up around one third of properties in the suburb. They range in style from converted warehouses to 70’s blocks with undercroft parking to modern security complexes.
The main shopping strip on Darling Street offers a vast choice of shops, inviting cafés, restaurants and old world pubs. Dining options generally have a casual atmosphere. Popular pubs on Victoria Road and its surrounding streets include 3 Weeds, The Welcome Irish pub and the Ruby L’otel. Market goers are spoilt for choice with Rozelle Markets every Saturday and Sunday at Rozelle Public School and the Organic Food Markets in Lilyfield and the Balmain Markets (the third oldest in Sydney) every Saturday. If you want to spoil yourself or someone else though, visit Adriano Zumbo’s Patisserie or Belle Fleur Fine Chocolates. In years to come, The Bays Precinct will be rejuvenated into a thriving community with new homes, offices and waterfront parks.
Rozelle schools include Rozelle Public School and Sydney Secondary College (Balmain Campus). Sydney Secondary College also has another campus in nearby Leichhardt. Rosebank College (secondary Catholic school) is around the corner in Five Dock. Slightly further afield are some of Sydney’s most well regarded schools. Sydney Community College is also in Rozelle while Sydney College of the Arts is in neighbouring Lilyfield.
Rozelle residents have excellent access to green space and water views, with O’Connor Reserve, Rozelle Common, Easton Park, King George Park and Bridgewater Park. The latter two are both on the waterfront and have barbeque facilities with picnic tables, while King George Park has a playground and toilet facilities and Bridgewater Park is a designated off-leash dog area (unless a sporting event is taking place). The ‘Bay Run’ is popular with locals and loops around Iron Cove. Swimmers have a choice between Leichhardt Aquatic Centre in Leichhardt Park and Dawn Fraser Baths in Balmain, which are both positioned on the waterfront and look west for fantastic sunsets. Nearby sporting clubs include Birchgrove Tennis Club, Balmain Sailing Club, Balmain and Leichhardt Rowing Clubs and Gladstone Park and Balmain Bowling Clubs.
Period homes in quiet streets, a vibrant café and pub scene and all within easy commuting distance to the CBD.

"Munro did a fantastic job and delivered above our expectations. When we began chatting to Munro about potentially working together, one of our key questions was, “how long is all of this going to take”. During this buying period, there was limited stock on the market, and house prices were rising by the day – it was important that Munro could find the property and make the purchase happen quickly. He was frank with us and explained that our brief would be very challenging but was doable. Further, Munro felt reasonably confident that he could meet our brief in three weeks. It only took him two and a half. Munro knows what he is doing. He is very connected within the Eastern Suburbs property market and knows how to cut to the chase. He can refine a brief within days, and it was not long before all of the properties he showed us met or exceeded our expectations. He managed to get everything we wanted, in the location we wanted, for a price below our budget. He is also an excellent communicator and kept us, as well as our mortgage broker and conveyancer, informed of what was going on at all times. Somehow he even made navigating real estate fun. I would happily recommend him Thank you very much, Munro, for everything that you have done for us."

A buyers’ agent can save you a packet of money if they are experienced, knowledgeable and have your best interests at heart. They can take the emotion out of the negotiation and auction process and give you accurate advice on property values. They should have an extensive database of agent contacts to help you find off-market properties.
Apart from searching online, ask a local selling agent if they have seen a good buyers agent in action. You can also ask family, friends and work colleagues about their experience with using buyers agents.
An important question to ask a buyers agent is whether they are truly “exclusive” or “independent”. If they accept sales commission from vendors or developers then they cannot be classified as “independent” as they are acting in the interests of the seller. Only deal with a licensed buyers agent (you can check license via the Office of Fair Trading in each state) and one that is a recognised member of your state Real Estate Institute and the Real Estate Buyers Agents Association of Australia.
There are seven factors to consider when selecting a good buyers agent.

"Having worked in the professional service environment, we knew and understood the value of engaging an expert. So we decided to engage with Propertybuyer based on three things.
The reputation business had in the market, we understand that the business had won multiple awards within the industry, its media presence - I have listened to a number of Rich’s podcasts so you are well known within the industry. And obviously the accreditation behind that as well."
