Marylene & David had been looking for a while to find their ideal home. Rather than run the risk of making an emotional decision at auction, they engaged me to provide local expert advice and represent them at auction. The property they purchased was in immaculate condition and well positioned. On auction day, despite competition from other bidders, I ensured the property was passed in to me and commenced post auction negotiations and successfully secured the property for fair market value and protected them from exceeding their limits. I know they were delighted and they now have a family home from which to raise a wonderful family.

We had stumbled upon a property that ticked all our boxes and we could see our growing family make many happy memories in it, except it was going to auction in a week’s time! We had limited experience in buying property and we knew the idea of us going to bid at auction was sure to be a costly and embarrassing disaster. We needed an expert to win our dream home. We followed his blogs and market updates leading up to auction, this gave us knowledge and helped us understand the rapidly changing market conditions due to federal budget and RBA rate cut announcements, as well as the impacts of COVID-19. On meeting Rich for the first time on auction day it was clear he was highly motivated to do everything he could to help secure our dream home. He had a good inspection of the property and shared his thoughts on our maximum bid limit in relation to the estimated property value and market conditions, this gave us some comfort that we were putting the right number down. Rich was so astute in quickly understanding the sentiment of the auction, sharing and adapting his strategy with us beforehand to ensure we were not only successful but didn’t exceed our maximum bid. It was a learning experience to see him in action and rival against the other bidders, he was strong and spot on in anticipating their tactics. Rich has been involved with real estate on the Northern Beaches for a long time. From those experiences he has developed professional relationships with the auctioneers and sellers agents and was in tune with their selling style and strategy to be able to adjust his bidding tactics. This knowledge became a lot more valuable when our bid was passed in and we had to negotiate a purchase price with the vendor. He was quick to protect our final bid offer and not get drawn closer to the seller’s reserve price. We are happy to say we have purchased our dream home! Would we recommend Propertybuyer? YES!!!
