July Market Update

In the ever-shifting landscape of Australian real estate, one of the most important changes isn’t interest rates or listing volumes—it’s in the mindset of today’s buyer.

Since COVID-19 reshaped the way we live, work, and think about home, buyer preferences have evolved dramatically. Whether you're a seasoned investor, an upgrader looking for more lifestyle, or a downsizer chasing simplicity, understanding how people are making decisions in 2025 is crucial to staying competitive.

From McMansions to Smart Design

Today’s buyers are no longer obsessed with sheer size—they’re looking for intelligent use of space. Flexible floorplans that allow for home offices, break-out areas for kids, quiet nooks for Zoom calls, and seamless indoor-outdoor flow are at the top of wish lists.

Properties that offer this kind of functional adaptability are thriving in the current market. Bigger isn’t better anymore - smarter is. Buyers now ask,

Can this home adapt to my life?” rather than “How many square metres is it?” or

Can this house grow with my family needs over time?”

As multigenerational living becomes more common, dual-living areas and separate entries are also gaining popularity.

Lifestyle Is the New Currency

Buyers today are increasingly trading big homes and prestige postcodes for a richer lifestyle experience. Suburbs that offer a walkable, community-oriented “village feel” are seeing surging demand.

Take for example:

  • Paddington and Balmain (Sydney) – Loved for their heritage streetscapes, boutique shopping, trendy cafés, and walkability.

  • Yarraville (Melbourne) – A thriving cultural pocket with independent cinema, artisan markets, and great transport.

  • Burleigh Heads (Gold Coast) – A beachside haven with a lively café scene and outdoor lifestyle that appeals to professionals and families alike.

These suburbs offer more than homes—they offer connection, community, and convenience. Buyers are prioritising areas that foster wellbeing and social connection over pure proximity to the CBD. Buyers want walkability, community, and culture—bonus points for sourdough and a dog-friendly brewery.

Remote Work Has Redrawn the Map

The rise of hybrid work has changed the rules of engagement. Many buyers are now willing to live further afield to access better lifestyle options—be it coastal, hinterland, or regional hubs - as long as the area is digitally connected and offers quality infrastructure.

Locations like Byron Bay, Newcastle, Geelong, Sunshine Coast and even Orange and Bendigo have seen a rise in buyer interest. However, it’s not a total exodus from the cities. Some companies are now requiring a 2 or 3 day office presence to maintain team cohesion and collaboration.

So, buyers are still factoring in reasonable commute times or access to major transport corridors - looking for that sweet spot between flexibility and connectivity.

Low Maintenance = High Appeal

Time is a precious commodity, and buyers are increasingly looking for turnkey properties that require little to no immediate work. Gone are the days where every second buyer dreamed of a "reno project." With rising construction costs, supply chain delays, and a shortage of skilled trades, most buyers now shy away from major renovations.

Turnkey homes with updated kitchens, modern bathrooms, and landscaped outdoor spaces are in high demand. Buyers are happy to pay a premium for homes that are move-in ready and spare them the time, stress, and cost overruns associated with building or renovating.

Quality Over Quantity

Today’s buyers are becoming more discerning about construction quality. Many are increasingly able to spot the difference between a cheaply built home and one constructed with care and durability.

We’re seeing greater scrutiny around building materials, thermal insulation, waterproofing, and structural integrity - particularly in new builds and off-the-plan purchases. Buyers with the budget are prepared to stretch further for properties with solid construction, quality finishes, and reputable builders.

As headlines continue to spotlight poorly built apartments and building defect cases, the appetite for quality is growing—and so is buyer education.

Energy Efficiency_

Sustainability is no longer a fringe priority. More and more buyers—particularly younger generations and investors—are actively seeking properties with green credentials.

Features such as:

  • Solar panels and battery storage systems

  • Passive solar design and cross-ventilation

  • Energy-efficient appliances

  • Double-glazed windows

  • Water-saving fixtures and native gardens

Going green is finally paying off. A recent report by Domain’s Sustainability in Property Report 2025 demonstrates that energy efficient homes sell for an average of $118,000 higher, or 14.5% more, than non- energy efficient homes.

While energy efficiency is still a secondary driver for some, it’s quickly becoming a tiebreaker in competitive markets - and a forward-thinking inclusion for capital growth.

How to Compete (and Buy Smarter)

In this fast-moving market, competition for quality property is intense. Here’s how smart buyers are positioning themselves to win:

    1. Act fast—but not blind. Have your finance pre-approval in place and a clearly defined brief so you can act with confidence when

       the right property comes up.

   2. Think beyond your postcode. Be open to high-performing areas outside your initial focus. Suburbs you hadn't considered may

       offer better value and growth.

   3. Leverage expert insight. A buyer’s agent can give you access to off-market deals, interpret local nuances, and help negotiate

       with confidence.

   4. Refine as you go. Use early property inspections to fine-tune your criteria. Let real-time market feedback shape your

.       expectations and direction.

   5. Get your team ready. Have your solicitor or conveyancer on standby to quickly review contracts, and a building & pest inspector

ready to assess properties promptly. This gives you the confidence to move swiftly—without missing a crucial step.

Final Thought

Buying property in 2025 isn’t just about bricks and mortar—it’s about aligning your purchase with your lifestyle, values, and long-term goals. The market may be shifting, but the fundamentals of smart buying remain the same: clarity, strategy, and decisive action.
