Kristen & Mitch are a SMSF buyer who approached us to source their first Commercial Investment property. They were looking for a low maintenance set & forget investment to build a larger property portfolio. With low stock of quality tenanted investments below $1m across the Eastern seaboard we extended the radius to from Sydney, through Gold Coast and Brisbane. During the search process we identified only few opportunities that were getting snapped up by cash buyers. Using my network of contacts and Agents, I uncovered an ideal off-market quality Industrial warehouse in the tightly held Burleigh Heads Gold Coast suburb. The property features a new 3year lease to a local established Tenant, with strong 3.5% annual increases providing a low-maintenance, stable and secure income to our clients. We managed to persuade the Vendors to accept our conditions and price $50,000 below their expectations for this great asset and conducted extensive DD prior to exchange.
