Utilizing a significant deposit saved alongside his wife, the purchase was strategically executed within a Self-Managed Super Fund (SMSF) structure. The Challenges: Because the search was property-driven rather than suburb-specific, the shortlist was geographically diverse, requiring the evaluation of varied assets across Melbourne. The strategy involved weighing the benefits of modern versus older builds while navigating both auction and private sale environments. The Buyer's Brief: The client required a high-clearance industrial warehouse with street frontage and a high land-to-building ratio. Key requirements included container-height roller door access and strong rental growth potential, with a budget of $850,000 to $950,000. Complexes with minimal growth potential or excessive office space were strict deal breakers. The Outcome: The agency successfully secured the client’s "shortlist favorite" at auction. After the property passed in at $930,000, the agent leveraged the first right of refusal to negotiate a successful result with the vendors, fending off a spirited competing bidder. Adding a personal touch to the victory, the property was one the buyer knew intimately from his years as a contractor visiting the trade supplier directly across the road.
