This outstanding energetic couple first called me whilst driving in my car between inspections. Listening to the frustration in their voices, they confirmed the need for an effective commercial advocate to help them, secure a retail showroom they were currently leasing on the Nepean Highway in Bentleigh. After they spoke to a competitor who did not quite fit their brief, these clients gave me the authority to act on their behalf and the task of purchasing the subject property they were currently leasing. The property they were leasing had a long family history and held significant sentimental value. The lease term finished in 2027 however they also had an option for another three (3) years till 2030. Also, during Covid they managed to secure a “3 month break clause” which was a significant advantage if they chose to pivot away from the subject property. Also, in recent times my clients had approached the Landlord and enquired about his interest in selling which was affirmed in the negative. Last month however, the Landlord had approached my clients confirming his intention to sell via an EOI and then subsequently claimed he had secured a deal with the adjoining owner, who was a well-known, billionaire identity and investor. This also resulted in my clients looking at other alternatives - Plan B - and when I came on board, there was an office/showroom in Moorabbin which was selected as a possible alternative. After reviewing their situation it quickly became apparent that negotiations had broken-down and we quickly developed a new strategy. Fortunately, the high offer provided by the adjoining owner had been unwittingly altered which then gave the Landlord the opportunity to come back to my clients, which he did and this was the point that I came into the picture. The negotiations had broken down however, because the Landlord had expected the same or similar offer price from my clients which was not forthcoming. Also, the office/showroom factory in Moorabbin became a really attractive cheaper alternative and the EOI end date was quickly approaching, so it now became a balancing act across two (2) properties, with offers needed on both. After 1 week of deliberations and negotiations we managed to secure the subject property around $250,000 below the original asking price with a passing yield around 5.1%. We also pulled out of the Moorabbin property after getting very close to securing it. This is a good example of a win win result after thoroughly understanding the view points of both parties.
