This young couple from NSW approached Propertybuyer to take advantage of the cyclical low in the Melbourne marketplace. While not new to property investing, their upcoming wedding was front and centre, and they needed a seamless investment process so they could focus on their personal lives. We were presented with an off market opportunity by a local agent who required a quick contract and settlement due to unforeseen vendor circumstances. Coincidentally, just 50 metres west in the same street, a renovated 3 bedroom, 2 bathroom, 2 car home achieved a sale price of $910,000 at auction the following day, clearly demonstrating the underlying value in the location. The subject property is a 4 bedroom, 2 bathroom home with two living areas, separate dining, and an external undercover dining area. It also includes a single garage with additional off street parking for two vehicles. While not renovated, the home was in very good condition and offered strong value relative to current market evidence. Our assessed market value exceeded the offered purchase price. Contracts were signed the same day, subject to a condition report. The report was completed within two days, confirming no major defects, with approximately $5,000 to $10,000 recommended for cosmetic improvements. With an expected gross rental yield of approximately 4 percent, and an estimated equity gain of between $30,000 and $60,000 on purchase, the projected combined first year return could be in the vicinity of 8 to 9 percent.
