“I had purchased a unique Rural Riverfront property for this lovely couple years prior in the Hawkesbury Region which has since almost doubled in value already and they reached out recently, discussing about buying another unique property they could move into whilst they undertake renovations to their existing property and then turn it into a short term let/high income producing investment property & utilise it first and capitalise on the 23/24 summer for the lucrative short term let holiday market. Kate had certain requirements to suit the family & Pete’s only requirement was “just as long as we engage Kevin as our Buyers Agent”. I started immediately, focusing on a large Region, then focusing on certain river front pockets & we decided on a unique river front 5 x bedroom homestead with unique character on 10 Ha (almost 25 x Acres) of prime Rural river front land set high up above the Colo river with stunning river views that will prove to be an ideal short term let property with river front access including a river front pavilion with built in BBQ, sink & sandstone fireplace ideal for entertaining plus access to an adjoining boat ramp all positioned on almost 25 x Acres. Around only 30 x days after engaging our services, we have exchanged contracts and negotiated settlement 1st week of December, to be able to commence advertising on Airbnb ready for the summer and Christmas holidays and as I have previously ran 4 x Airbnb’s successfully, I am also assisting with setting up the property on Airbnb along with assisting co-ordinating a tiny home/granny flat to be built in the future on part of the land for additional income for my clients. The agreed purchase price of $2.2m was below the “Agents Guide” and well below our appraised price, which can be rare these days & as the property had been on the market for some time, we were able to capitalise on this and negotiate an excellent outcome, price & conditions for our clients focusing on a speedy settlement to allow time to have it set up ready for the 23/24 Summer for the lucrative short term let market.”
