Located just north of the Sydney Harbour Bridge, the lower North Shore is an established and affluent area with very high quality homes and apartments. Many homes in Mosman, Cremorne and Balmoral have excellent harbour views and provide a short commute to the city via bus or road. Many prestige junior and senior schools are located on the north shore and are very popular with family groups. Extending from North Sydney to Chatswood and spreading out to Lane Cove and Willoughby, the Lower North shore is a family friendly area with the major train line to the CBD.
The lower north shore is spoilt for choice as far as transport. Areas such as Neutral Bay, Cremorne and Mosman are serviced by the bus network as well as ferries into circular quay and the CBD. Areas such as Kirribilli, North Sydney and Waverton and further north are serviced by a train service going direct into the Sydney CBD, north to Hornsby and connecting to greater Sydney and the airport via rail network.
The lower north shore has a few pockets of shops and restaurants. Areas such as Crows Nest are buzzing areas filled with a huge variety of restaurants, bars, pubs, cafes and unique retail shops. Every cuisine is on offer ranging from Vietnamese, Mexican, Chinese, Mexican, Teppanyaki, Thai and great cafes offering an ideal spot to pop in for lunch or stay and enjoy one of the small bars with Tapas and some live music.
Kirribilli, Neutral bay, Cremorne, Mosman and Cammeray also offer a wide range of restaurants catering to their local demographic. Neutral bay is known for “The Oaks” a local pub that is an establishment with locals and serves up a great meal in their beautiful outdoor garden, very popular with locals and visitors to the area.
As far as shopping, Mosman offers a high end retail experience with Australian and International designers along Military road in between cafes and restaurants. Chatswood is home to a large shopping mall offering a full retail experience with food, retail and entertainment.
The Lower North shore has a selection of quality schools on offer in both private and public sector and is an easy base for schools in the upper north shore and CBD. Kirribilli is home to private boys and girls schools, North Sydney offers a variety of schools including Selective High schools, private schools and local Catholic schools. Each suburb has a quality local public school that services the area and the local community. The lower North shore is spoil for choice when it comes to schooling and this is why it is always in demand as an area for local and internationals.

Located on the northern side of Sydney Harbour and stretching from the Lane Cove River in the west to Mosman in the east and Chatswood and Castle Cove to the north, the Lower North Shore is a convenient yet more spacious and leafier alternative to the Inner West and a cheaper option to comparable real estate in the Eastern Suburbs. Many homes and apartments have spectacular water views and houses sit on relatively large blocks of land considering their proximity to the CBD. There are also many reputable schools here, as well as on the Upper North Shore. Public transport options are abound with ferry, bus and train services. The automated Sydney Metro will also complement the existing train service when it begins operation in 2019.
The Lower North Shore is also blessed with numerous stunning National Parks and reserves with free entry, many of which front Sydney Harbour have views of the Harbour Bridge.
The Lower North Shore has recently seen a resurgence of interest in property due to its relative underperformance compared to its inner city peers over the last few years. Many pockets now provide excellent value while still providing easy access to the CBD and amenities.
The median Lower North Shore house price is $2.875 million according to Domain. Although quite expensive on average, the Lower North Shore has a lot of waterfront property and prices vary widely between waterfront and non-waterfront homes. The region will also have strong long term demand due to the factors mentioned above and limited housing supply compared to inner city areas.
Mosman is the North Shore’s premier location with a median house price of $4.7m while relatively cheaper options include Crow’s Nest and Naremburn with median house prices of $2.4m and $2.7m respectively. Period homes are common in the eastern half of the Lower North Shore in areas such as Cammeray, Neutral Bay and Cremorne, however many are being replaced with modern architect designed homes to capitalise on Harbour views. More modern properties make up the majority of homes in areas to the west such as Lane Cove that were colonised at a later date.
Apartments provide a more affordable entry point into property on the Lower North Shore, with one bedroom units with parking close to transport and amenities available for less than $900,000. Units are popular with a range of buyers from first home buyers to investors and downsizers. The latter category is continuing to expand as more baby boomers look for somewhere to live with less maintenance in the same neighbourhood but close to amenities. Developers are meeting this growing demand by constructing more large luxury apartments – sometimes the apartments are size of a house!

One of the most popular activities is taking in Harbour views via the 16.5km walking path from the Harbour Bridge to the Spit Bridge via Balmoral Beach and great lookouts at Cremorne Point and Bradleys Head. Optionally stop along the way to take in a beautiful Harbour sunset.
With great access to the Harbour, water sports are also very popular, particularly at Balmoral and Middle Harbour where the water is calmer. The Lower North Shore is home to a variety of gyms and many are now open 24 hours a day. Personal and group fitness training is gaining more support and often takes place in beautiful harbour front reserves.
Taronga Zoo is a must see. It has great Harbour views and evening performances during the summer months. If you’re feel like a movie, the historic Orpheum theatre in Cremorne is a trip back in time or alternatively Hoyts Chatswood offers all the latest blockbusters and ‘Hoyts Lux.’
