No longer considered the also-ran of Australia’s property market, Adelaide has had a phenomenal run with double-digit annual growth in 2025. There are beautiful homes, fabulous lifestyle facilities, and an easy-going community feel, helping fuel demand. And there is some seriously great real estate to enjoy here. Bang for buck in Adelaide is impressive as stately homes change hands among both the old and new money in the South Australian capital.
Herron Todd White (HTW)’s November Month in Review described 2025 as a bumper year for prestige sales in Adelaide. This strong outcome was on the back of a similarly memorable 12 months in 2024, where Adelaide posted a record-breaking number of $5-million-plus transactions, according to Westpac Private Bank’s Prestige Property Report 2025.
The question remains, however: who are these sophisticated buyers and where are these enviable homes they’re buying?
Let’s look at some of Adelaide’s most impressive property transactions and see what they reveal.
Buyer motivation
Australia’s prestige buyers don’t tend to focus on domestic economic highs and lows, such as interest rate changes; instead, they’re concerned with global fundamentals, including worldwide equity markets, offshore capital flows, and currency shifts.
It's this very different approach to assessing when to commit to a purchase, often backed by legacy wealth and global business strength. As such, we see a high proportion of cash purchases at this level, rather than reliance of borrowing.
Adelaide’s most expensive sales in 2025 were concentrated in traditionally high-end inner-eastern suburbs, such as historic Unley Park, Gilberton and Leabrook.
Somerton Park, Glenelg North, Glenelg South, and Medindie saw a raft of luxury transactions last year as well, while Walkerville was also a luxury market centre, particularly Church Terrace. In fact, based on transactions between November 2022 and 2025, Church Terrace properties have a median value of $4.177 million, which makes it the most expensive street in Adelaide.
Another well-known suburb for its historic, premium properties is Goodwood. There have been reports that younger people are increasingly moving into this suburb, keen to restore and renovate the area’s older homes as well.
The big transactions
Let’s look at some of the premium properties that changed hands in 2025.
The highest-priced sale of the year was, unsurprisingly, in Unley Park. In its first sale since 2002, the 1900s sandstone villa at 3 Victoria Avenue sold for $11.2 million in January. The single-storey, five-bedroom home on 3865 square metres is surrounded by gardens and includes a library, pool, tennis court, and studio. It’s also just 10 minutes from the CBD.

Coming a close second in sale price, 8 Edwin Terrace in Gilberton sold for $11.17 million in March. Known as Opus, the four-bedroom, four-bathroom mansion sits on 4085 square metres and includes a banquet room, a wine cellar and gym. The property also features a pool and spa, a full-size tennis court, a basketball area, and an outdoor entertaining space with a full kitchen and fireplace.

Meanwhile, a top-floor penthouse in Adelaide’s CBD wins the prize for the city’s highest-price apartment sale, after a $4.35 million purchase in August. Set in the 13-storey Halifax building, the three-bedroom, three-bathroom apartment on Halifax Street features 270-degree views of the city plus a private heated pool and a 40-metre wraparound terrace.

Finally, the buyer of this incredible circa 1972 home at 21 Esplanade, Somerton Park, was drawn to its absolute beachfront position and snapped it up in just five days from listing for $7.5 million. The four-bedroom home on 1263 square metres is on one of Adelaide's most prestigious waterfront corridors. The house has a unique 22.1 metre façade as well as a pool and wine cellar.

Adelaide’s 2026 prestige outlook
With sales like this, Adelaide’s premium property market looks like it will maintain its momentum, and 2026 could prove a stellar year for luxury property transactions. This isn’t reflecting a limited supply of high-end homes. Both local and interstate buyers are appreciating the relative affordability of Adelaide’s prestige sector as compared to some other Australian capitals.
Prestige markets like these in Adelaide operate at a different level to more traditionally priced housing. Transactions often go unnoticed by the general public.
