The Evolution of Prestige Property Buying in Sydney

When people think prestige property in Sydney, the first thing that comes to mind is often grand mansions on the harbourfront with outlooks across the water to the CBD, or gun-barrel views of the Opera House and Sydney Harbour Bridge from Point Piper or Vaucluse. It's an image that's travelled across the globe with our international city's staggering natural beauty and eye-watering real estate prices making headlines.

But this perspective is a bit superficial really. When you've been as immersed in Sydney's property markets and prestige sector for as long as I have, you grow to appreciate the nuances. I know that prestige property isn't just one thing in Sydney. The term describes many different types of homes and locations.

One of the factors that makes Sydney prestige properties so valuable is how well they cater to the specific needs of particular buyer types. By understanding this, it’s possible to unearth excellent opportunities. It's a perspective we adopt to ensure our clients secure quality homes that are a great fit for their bespoke lifestyle requirements.

 

How Prestige Is Being Redefined

One thing I constantly monitor is the way prestige buyer demographics have evolved and fragmented.

For example, the recent rise in activity among wealthy young buyers is staggering. It's those deep-pocketed purchasers aged under 40 with multi-millions at their disposal. Be it front-of-the-wave crypto millionaires, smart young professionals trekking the corporate path or savvy tech entrepreneurs, the wealth created by imaginative and motivated younger buyers is impressive.

Many have families with their kids at primary or entering middle school, and they want to establish both social and financial security for their brood. These well moneyed buyers have very specific requirements for a home, such as:

  • More space both inside and out. They need room for the youngsters to enjoy their weekend. They also want places to come together as a family and be in each other's company. Yards are essential with the chance to enjoy socialising and relaxation, or for the kids to explore and expand their world.
  • Flexibility. This is for both hybrid work and growing children They need adaptable homes. Ones that will change to meet their needs and those of the kids as they grow up. The household’s breadwinners must also have designated areas for both productivity and relaxation.
  • Proximity to lifestyle essentials—good schools, transport, and community. Obviously, great local facilities are essential. Exceptional school zones are a major driver of demand for these buyers. Convenient transport options providing easy commutes to the workplace are a huge plus. Vital services like everyday shopping, cafés and restaurants must be on hand as well.

As a result, we've seen a real uptick in these young buyers migrating away from their flash but small digs in Sydney's inner east and inner west and heading to the Northern Beaches suburbs.

Here they can secure excellent housing with $5 million-plus budgets. Be it heritage style-homes full of history or striking architectural head-turners.

While the move north among this demographic has been substantial, it's what's happening on the other side of this sales ledger that really caught my eye.

 

Downsizer Migration

While young families are making prestige moves north, downsizers and retirees are moving south toward the city and its inner suburbs. Activity in the CBD, inner east and inner west is really picking up among this purchaser cohort. It's a group keen to make the prestige shift as well—but they want different things from their new, high-end abodes.

So, areas such as those closer to the CBD are seeing downsizers flock in and snap up luxury apartments where they get plenty of bang for their buck.

The prestige downsizer buyer’s wish list is likely to include:

  • High-end finishes and a sense of quiet luxury.
  • Double parking and lift access.
  • Proximity to cafés, restaurants, galleries, and harbourside walks. Being close to beaches and parks is appealing too.
  • Lock-up-and-leave convenience for international travel, so a low-maintenance space is essential.
  • Downsizers prefer over-sized apartments with a spacious feel, extra study and double parking – especially in the Eastern suburbs. Also, they still need an extra bedroom or two in case the kids or grandkids want to come for a visit.
  • Being close to public transport options will be an advantage, but walkability is a huge drawcard.
  • Views are also paramount. A great outlook to enjoy with a morning coffee on the balcony.

 

Top prestige suburbs We have identified the top seven suburbs in the Eastern suburbs, Inner West and Northern Beaches that our clients love most. These suburbs are all prestige but will appeal to different types of buyers for various reasons.

7. Edgecliff – Increasingly popular with downsizers for its new luxury developments, excellent transport links, and proximity to Double Bay and Paddington.

 

Northern Beaches – Top 7 Prestige Value Suburbs

1. Freshwater – A tightly held beachside enclave offering family homes near the sand with a strong sense of community and capital growth.

2. Manly – A prestige lifestyle hub with surf, ferry, fine dining, and strong local schools all within a vibrant coastal setting.

3. Avalon Beach – A premium northern coastal haven with a laid-back village feel, architectural homes, and strong appeal for creatives and executives seeking a sea change.

4. Seaforth – Popular for its expansive homes, water views, and proximity to both the beach and city via the Spit Bridge.
