Such a good experience of factory looking and finally we received a almost 90% satisfied result with meeting our request of budget, location, size, industrial area required, ...

We were sourcing a factory for stone fabrication business which is much harder than warehouse, especially less of our experience and language barrier, we choose Alberto as our buy agent through introduction of our friend.

During a few months communication with Alberto, I found he is a very expert buy agent for commercial property because he has a high sensitivity, knowledgeable for industrial area, precise judgement and appropriate method to communicate with vendor's agent. Also he has a very good work ethic.

Alberto has a mild communication skills with me although sometimes I was under much pressure for decision making, and haven't show my patience when talking to him, but he always can make me clam down and back on right track.

The client was the Owner of a Sydney based manufacturer who were seeking a new industrial warehouse to expand their operations. They have been renting a warehouse along the M5 corridor for a few years and the goal was to purchase an Industrial warehouse of around 1000m2 + external yard and with specific requirements of IN1 zoning, parking and height, ideally with a budget around $5.5m.

After an extensive 6months search across Sydney, I uncovered the ideal off-market opportunity – an industrial warehouse in Milperra with a solid structure. We inspected the property while still off-market which, ticking all the boxes for our client, I instantly knew it was the one. The property is perfectly located in a tightly held IN1 zoning in Milperra, it has 1000m2 warehouse + yard and ample onsite parking, up to 8m high ceiling for storage. With super high demand for industrial property in south-Sydney sector – the volume of listings is extremely limited making buying conditions very competitive. We swiftly inspected, conducted DD and I managed to negotiate the ideal terms for our client and a price of $5m (under the client’s budget). The property will be accommodating the client’s business for the next 20 years or more and it is also a great investment for the future.
