My client who has no experience in development was looking to do a small project and required an experienced professional who could locate the ideal property to suit the brief.
This can be difficult as much “at the coal face” knowledge is needed on where & what to buy and there are many pitfalls in the development arena.
My background of 29 x years of property experience including carrying out a number of developments myself & general knowledge of local DCP’s & LEP’s allows me to be very successful in the development space and I buy many development sites for clients and have the networks & “at the coal face” knowledge.

I found the perfect fit with a 1,100m2 property in Lake Macquarie that had a D.A Approval for a 2 x lot subdivision, with a new design and a new 240m2 home to the rear plus an existing brick home that had been beautifully renovated already.
It did not have any covenants or negative easements, had a very gentle slope to the street, ideal for stormwater & drainage, sewer & services all in a good position, very few trees & wide access beside the existing home for a new driveway access to the rear home.  
This D.A & renovated home, allowed my client to lease the existing home straight away and we are obtaining quotes from various Builders for the new build to the rear. 
I look forward to seeing this project take shape & working with my client again for his next project & purchase.
