After looking at a number of properties in various suburbs we attempted to purchase a 2 bedroom unit at auction. The market was extremely hot and not surprisingly the unit sold for well in excess of our appraisal. Consequently, we focused on off-market properties and managed to secure one prior to it coming to market, through our solid relationship with a selling agent. The purchase price was $700,000 and I have no doubt that it would have sold for around $730-$740k if it had also been taken to auction. The vendor was content with a quick no-nonsense sale and we were very happy with a purchase below market value.
