Alok is an investor who has been referred to advise and source his first Commercial Investment property in either NSW or QLD. Having a solid residential property portfolio, his goal was to purchase a solid, low-maintenance investment that would provide both income security, growth and a good net yield.  With low stock of quality tenanted investments, I recommended 3 properties in Brisbane, but they all had some hairs on them. Using my network of contacts and Agents, I uncovered an ideal quality Industrial unit in the blue chip suburb next to the Port and Airport. The main National tenant has been in occupation since 2007 with a 5+5 year lease and strong CPI annual increases providing a low-maintenance, stable and secure income to our client. The rental return is 6% net with a 10% uplift to be extracted in the next 2-3years. We negotiated price, terms and conditions to suit our buyer just before Christmas and conducted extensive DD.
