Paul approached us to help him find his second commercial investment property to expand his portfolio. He had a fantastic experience and result with our previous purchase for in Sydney and wanted to look in QLD but had no knowledge of the area nor assets to look for. I recommend several industrial precincts in the Gold Coast and Brisbane area which had the scarcity factors and the right drivers for long term growth and great amenities. Using my network, I uncovered an off-market large industrial land investment in a tightly held precinct only 8km from Brisbane CBD with quality tenants returning a high 6.33% yield, rental growth and an intrinsic higher value than the agreed purchase price. We managed to convince the owner to accept our conditions and below market price and conducted extensive DD prior to going unconditional.
