Brian is the perfect client and a really lovely young man. He was keen to begin his investment journey, learn about investments and happy to consider all the properties I put forward. 

He had faith in the direction he'd received from our marketing team, Glen's advice regarding the best locations to achieve growth and yield, then in my ability to find a good buy in the "patch" where I specialize.
 
He is a cargo plane pilot - I think he flies a C-130 Hercules. When I have the initial "get to know you" chat I always ask the question - "May I call you anytime if I need to speak with you urgently?" I'll often find, or be offered, a great off-market property on a time limit, or a property where a contract has failed and we need to act quickly.  When I asked the question, he said well.... yes... but I fly a C-130, I'm heading to Japan and I'll be working there over Christmas and New Year.  Please try he said, and if you don't get through, just send me a text and I'll call you back. It worked well.
 
Brian liked pretty much all the houses I sent him to consider and asked which one I thought was the best value.  It was rewarding that he put that trust in my judgement. So we worked through the exercise of considering the critical aspects of all the properties and agreed to put an offer on the one we both thought represented the best buy. We missed a couple of properties before we secured 35 Wood Drive.

The timing was convenient over Christmas / New Year as agents and those wanting to buy were on holiday. This reduced competition. Brian had a decent $650k budget, making for an easier task. 
 
Fortunately, there was enough quality stock available that met the brief and most properties we considered seriously were under budget.  We found a quality 3-year-old property, well under budget and in an excellent location.  The B & P inspection ran smoothly and we agreed to a reduction in price to cover repair issues. 
 
The buyer is happy with his purchase, it was indeed a pleasure to work with Brian, for the 20 days between our initial chat and signing a contract. I'd like more of these please!
