David wanted to buy an investment property with room for a granny flat or with one existing.
Due to my research, David was able to get more finance if there was an existing granny flat and the rent return was satisfactory.  David didn’t have the time to go searching and negotiating an investment given his work commitments.  He also needed an investment that rented easily without needing renovation. I organised the building and pest inspection that revealed a few issues including a possible asbestos issue. The house was not registered with the government asbestos checks, so David purchased the test. Fortunately, the test was negative, and I was able to negotiate the price down from $1.1M to $1.075M with a s66W certificate waiving the cooling off period, given all the due diligence was completed.  I was able to get tenants to sign a new lease agreement for the main house for $600per week and the tenant in the near new granny flat was continuing with the lease at $450pw. David is delighted to have bought a great property in an excellent location with a new shopping village leisure and swimming centre within a 10-minute walk.
