Our investor client was a busy doctor seeking a high capital growth property in a prime residential area of Melbourne. 
We inspected 30 properties, short listed 6 and negotiated on 2.  The subject property was passed in at $1.21M with $1.27M reserve. Using my negotiation tactics, I managed to secure price agreement at $1.175M, saving our client almost $100k under reserve price. 
The home was fully renovated and in great condition with 3 bedrooms 2 off streetcar spaces and land content value in excess of 80% and an expected yield of circa 4% ($900-$950/week). An ideal investment property for long term capital growth with the added bonus of a good rental yield with good secure cash flow.
