Sutherland Shire is home to four magnificent national parks, gorgeous surf beaches, and sparkling waterways. Visitors are spoiled with the perfect blend of beach calm and metropolitan elegance, along with a burgeoning cuisine scene.
There are now almost 100 schools in Sutherland Shire. The Gymea and Loftus Colleges of Technical and Further Education, a technology high school (Gymea Technology High School), one of the top ten academically selective high schools in New South Wales (Caringbah High School), a sports-focused high school (Endeavour Sports High School), more than twenty secondary schools, preschool facilities, and special schools for kids with special educational needs are in this area.
The Hairy Man craft brewery is well-loved in the Shire. Here, lines are out the door as backyard homebrewers come to the brewery that doubles as a tap house to live out their ambitions. On Woolooware Bay, the cellar bar is available from Thursday to Sunday for a quiet drink and a changing selection of food trucks.
Waterline By The Bay in Cronulla offers a delectable à la carte meal in a tranquil environment while looking out over Gunnamatta Bay and parklands. Drink beverages and indulge in the fresh seasonal Aussie food while you watch the sun set across the bay.
1. Inscription Point
There is another reason why the location where Captain Cook is infamous for landing is well-known. A community of marine life is hiding beneath the surface of the historic arrival point and is just waiting to be uncovered. Visit Kamay Botany Bay National Park to see, among other things, catfish, eagle rays, and octopus. When you explore the waters at Inscription Point, don't be shocked if you see electric blue groupers following you around because they are friendly fish.
2. Beach Wattamolla
Wattamolla, a delight for those who enjoy the water, is located deep within the Royal National Park. Discover the aquatic splendor of the Royal National Park by exploring the lagoon, ocean, and trickling waterfall nearby. Take a plunge in the serene lagoon while the cascading Wattamolla Waterfalls serve as your backdrop. Grab your mask. Like to dive? Those who want to advance their underwater exploration frequently dive off Wattamolla Beach's rocky headlands. Always use caution and confirm the state of the ocean before swimming here. There is no phone coverage in the Royal National Park because of its distant location.
3. Jibbon Beach
The lovely Jibbon Beach in Bundeena is another sanctuary for snorkelers. The waters are very clear and home to many different fish species, including groupers and cuttlefish, making it more popular than Gunyah. A abrupt drop on the sea bed where boats and rowers are gathered should be avoided. Dry off your mask after seeing the lovely marine life in the calm waters, then continue exploring Jibbon Beach by following the Jibbon headland loop walk. Once the sun starts to drop, Jibbon Beach will be the place to be since the changing hues of the sky will reflect the range of colors you see underwater.
Sydney Railways on the Illawarra line and Transdev NSW bus services both provide transportation to the Shire.
The Sutherland Shire (also known simply as ‘the Shire’) in New South Wales, is bounded by Botany Bay in the north, Waterfall in the south, and Pleasure Point to the west. With Botany Bay, Georges River, and over 2km of beach between Wanda and Cronulla, there are plenty of very desirable real estate areas for nature lovers.
With so much to choose from, you need someone to help you narrow down your search so you don’t waste valuable time looking for and visiting unsuitable homes for sale. Fortunately, Property Buyer has experienced buyers’ agents (also known as buyers’ advocates) with specialised knowledge of the real estate market in Sydney and surrounding areas in New South Wales.
Sutherland was colonised in the late 19th century, with the Sutherland train station opening in 1885. The population of the area continued to grow until the 1950s when it was formally recognised as a part of Sydney in NSW.
The majority of residents in the Shire are of Australian or Anglo-Saxon ancestry, with the median age being a relatively young 29 years old. Around two thirds of people affiliate with Christianity.
The Sutherland Shire region is now undergoing rapid real estate development, following the introduction of complying development standards and rezoning of areas to promote higher density. This is particularly evident in hubs along the rail line such as Sutherland and Cronulla. As a result, many new properties are popping up for sale and buyers are afforded more choice.
It’s important to note that the real estate market in the area is largely residential with not as many opportunities available for commercial or industrial investors as in other suburbs in Sydney.
While growth will moderate over time, it will remain above the Sydney average in the medium term, especially for houses on reasonable blocks of land close to amenities or with views.
Supporting the recent price growth is the growing availability of exclusive, luxury properties, such as waterfront mansions. Take Woolooware Road in Burraneer for example; it is the most expensive street in the Shire. In fact, a six storey $30m mansion in Woolooware road won the HIA home of the year in 2016.
While the demand for prestige property is increasing, the Shire is still largely dedicated to mid-size family homes. In fact, most houses were constructed after the 1950s, as this is when population growth really escalated. Houses still make up the vast majority of properties in areas such as Como (which is the first stop in the Shire on the way to Cronulla). This is reversed in hubs like Cronulla and Sutherland, where apartments make up the majority of housing. These range from smaller 60s blocks to 16-storey security complexes with stunning panoramic views.
Your local buyers’ agent will help you sift through the options in your chosen area of Sutherland Shire. A buyers’ advocate who is aware of the current area trends can help you make the best decision based on your individual needs.
While the area is full of beautiful homes, it’s important to factor in the investment potential. This enables you to buy a home that is both a financial asset and a great place to live. As buyers’ agents, it’s our job to help you find the property which fulfils your requirements on every level.
The real estate property market has started to heat up in recent years, with many new houses and apartments coming up for sale. Many first-time and more seasoned buyers are showing a great deal more interest in some suburbs that were previously overlooked. Miranda, Como, and Kangaroo Point, for example, provide excellent property investment opportunities.
Many people have also begun to realise that Sutherland Shire suburbs, like Cronulla, have access to all the amenities and lifestyle features of its more expensive peers in the Eastern Suburbs and Northern Beaches, but the real estate is a fraction of the price.
This is evidenced by Cronulla recently being nominated as one of the most liveable suburbs in Sydney. The Menai to Sandy Point region was also listed as a highly desirable area in which to live. This is due in part to its low unemployment rate, which is under one half of the Sydney average. This is great news for people with an eye to property investment in the Shire, as it will support new development, renovations, and subsequent real estate price growth in these areas of NSW.
Houses for sale within Sutherland Shire are still affordable by Sydney standards, but they are no longer a bargain due to the recent buzz about its desirability and the potential for increased returns on real estate investment.
To ensure you get the maximum return on your property investment, you need help from someone who is intimately familiar with the regional real estate market. That’s where a buyers’ agent comes in. Your agent has your best interests at heart and will work tirelessly to deliver results that match your criteria and stay within your price range.
Your buyers’ agent also has contacts who provide inside information on property auctions and exclusive off-market prestige properties that become available.
Some buyers are serious investors and want to purchase property in Sutherland Shire with rental potential. Once your buyer’s agent has taken you through the process, from creating a list of promising properties to final price negotiations with whomever is on the vendor’s advocacy team, they can recommend registered financial services providers who can then help you decide on what type of property you want; for example, positive geared property.
Buyer’s agents can also recommend reputable property managers who can help you with the admin involved in running a rental property.
Services vary according to what you require, but typically property management includes arranging for inspections and securing the requisite safety certificates required by property law in. Australia. It’s important to note that regulations and requirements differ across states, so your property manager also needs to be familiar with property law in New South Wales.
Property management for rental properties can also include interviewing potential tenants, creating rental agreements, and managing complaints.
As mentioned above, one of the main attractions of the Shire is the plentiful outdoor recreation activities. Botany Bay boasts some of the best wind and kite surfing conditions in Sydney. Surfers have multiple quality surf breaks to choose from, and nature lovers have 15,000 hectares of the Royal National Park to explore.
The national park caters to bushwalkers, cyclists, campers, surfers, wildlife spotters, and those that just want to find a peaceful spot to stop and relax without travelling too far from the city. The ferry from Cronulla to Bundeena is the gateway to a nature lover’s paradise. Port Hacking waterway provides a fabulous array of water-based activities, including paddle boarding, water skiing, wakeboarding, sailing, and kayaking.
More conventional recreation options include the Sutherland Entertainment Centre, which regularly hosts international stars but also offers more intimate performances by locals. Local cinemas are located in Miranda and Cronulla. There are also a number of golf clubs to choose from, including Woolooware and Cronulla Clubs, which have stunning bay views.
Sutherland Hospital is currently undergoing a $62m redevelopment which will add 60 new in-patient beds to the existing 360 beds. This is following the construction of the $82m Clinical Services Building in 2003.
Buying a home in the Sutherland Shire offers access to great amenities, shopping opportunities, and transport to the CBD. The range of property styles and sizes ensures there is something to suit everyone, including first-home buyers who may have limited budgets.
The bonus is that they can enjoy a fantastic lifestyle while they achieve above average capital growth on their investment! Our buyers’ agents love helping people find houses in the Sutherland Shire, as there are some truly wonderful properties to be found, some of which go for surprisingly realistic prices.

We were in the market to purchase a dual occ investment property however were very unsure where to begin with deciding on a location. Being from Sydney we were very unaware of the market’s interstate. We engaged Propertybuyer and were assigned to work with Harman and Glen in QLD. We felt very informed and supported, the whole process was amazing from start to finish. We could feel their passion and knowledge for these markets that we would never have known about if we were going to try and navigate this alone. I would strongly recommend engaging one, our preapproval converted within 6 weeks, and we have found an amazing investment property with a great yield. There is no cost bigger than buying the wrong property!!! I would never buy an investment property without their help again. Highly recommend their services.

After selling our home in Perth, we chose Munro and Carolyn as our buyers agents in Sydney — and immediately knew we’d made the right decision. From interstate, we relied on their expert property inspections, honest feedback, and deep knowledge of the Sydney property market. They refined our brief, coordinated with our children for viewings, and were always responsive and supportive.
Their commitment made the buying process seamless, and Munro’s negotiation skills secured our ideal property quickly and within budget. For anyone looking for a reliable, experienced buyers agent in Sydney, we couldn’t recommend Munro and Carolyn more highly. They guided us every step of the way and helped us achieve our dream home.

We’re incredibly grateful to William Losch from Propertybuyer East & Canada Bay for helping us secure our new home.
After months of struggling to find the right property and facing challenges at auctions, partnering with William made all the difference.
His deep industry knowledge, strategic advice on locations and property data, and exceptional negotiation skills, both during and after auction, were instrumental in our successful purchase.
William’s strong relationships with the selling agent and his clear and consistent communication gave us absolute confidence throughout the process.
We had no previous experience working with a buyer’s agent, and now we truly understand the value and impact of having the right expert by your side.
We highly recommend William to anyone looking to buy their first or next property.

My daughter and I met Carolyn at an open inspection about two months ago and immediately felt a strong connection with her. Even during that brief meeting, she offered sound advice on the property we were viewing together.
I had never seriously considered using a buyer’s agent before — especially since there were four of us involved in the search, and we figured we could divide the work and narrow down options ourselves. But on that drizzly day, Carolyn explained how her service worked: instead of clients doing the running around, attending inspections, and analysing listings, she does it for them — filming walkthroughs and giving her honest, professional opinion. It was a perspective I hadn’t considered, and it made a lot of sense for people with busy lives.
We agreed to stay in touch, and I let her know I was attending an upcoming auction for a property I liked — although I had a feeling it might go for more than I was comfortable with. When we arrived that night, I immediately felt out of my depth. The auctioneer moved incredibly fast, jumping in large increments, and the property sold within minutes. I didn’t even get a chance to bid and, truthfully, I felt very uncomfortable with the process.
After that experience, I asked Carolyn if she could sit with us at future auctions, and she immediately agreed. While we didn’t buy that night, we were grateful just to have her nearby.
About a week later, the four of us sat down for coffee with Carolyn — and after that conversation, we all agreed it was the right time to engage her formally. We happily paid the fee and began working together properly.
We knew it wouldn’t be easy — and expected the process to take around four months. But Carolyn understood exactly what we were looking for. Over the next three weeks, we saw a number of properties together and were able to clearly align on what we liked and what didn’t feel right.
Carolyn texted on a Friday to say she had found “the one.” I and by Monday lunchtime, we all attended a 30-minute inspection. The owner showed us through, and it was immediately clear — this was the perfect place for us. Carolyn nailed it.
Carolyn and Munro guided us through every step from there. They took care of all reports, inspections, and due diligence, and then supported us through the negotiation process. Their service has been nothing short of exceptional. By Wednesday we had our property.
We can’t speak highly enough of both Carolyn and Munro — they are outstanding. We had been searching for a property for several months, with very specific requirements, and they showed great understanding, patience and professionalism in helping us find the right home.
Carolyn is warm, authentic, and engaging. She has a natural ability to build trust and make clients feel supported. We highly recommend both Carolyn and Munro — a 5-star experience all the way. I would highly recommend to anyone.

Angela has been great throughout all the buying process. Super responsive, friendly, proactive and I really felt that she wanted the best for me and I’m sure we did great with the house we chose. She made all the process seem simple and always knew what to do and when to do it. I am really grateful and hope that we can get the second property in no time. Thanks so much.
Thanks to the Propertybuyer for helping us to buy a property in Townsville. Excellent communication and advice from the beginning and we are able to secure a property within a short time. I had an amazing experience using Propertybuyer to secure my first investment property! From the very first conversation, the team made the entire process smooth, clear, and totally stress-free. Their knowledge of the market, attention to detail, and constant communication gave me full confidence every step of the way.
They understood exactly what I was looking for and delivered beyond my expectations. I don’t know how people manage to buy property without a service like this. I felt supported, informed, and completely looked after the whole time.
Absolutely stoked with the outcome and I’ll definitely be using Propertybuyer again for my next purchase. Highly recommend to anyone looking to buy smart and without the usual headaches!
As first time investors buying interstate we engaged Propertybuyer to help us through the process. Tass was fantastic to work with, he was a wealth of knowledge, explained concepts in a way we understood and set us up with a buying strategy we hadn’t considered but made perfect sense. He kept us constantly updated and supported at every step of the way. We’re thrilled with the outcome.

This is our second time using Amanda’s services to find an investment property in Melbourne. Her guidance has been invaluable and she will be our first phone call when we invest in Melbourne next time. We trust her because the price guides she gave were aligned with comparable recent sales, and her superior negotiation skills secured us the property at a discount to that. She is professional, efficient and effective. I would strongly recommend her to anyone who is looking for a trustworthy buyers agent who will get the job done well.
We cannot speak highly enough of the excellent service provided by Munro and Carolyn - they are outstanding. We have worked with Munro over several months in searching for a suitable property. Our specifications were specific and finding a home to meet these was quite a challenge. Munro showed great creativity, persistence and professionalism in proposing options for us. He has great patience and a wonderful, engaging personality that assures client confidence. They found a suitable house and Munro's exceptional bargaining skills secured an excellent outcome for us - we can highly recommend! - 5 Stars !
Nick was a legend, took us through all the process, found us lots of options and we ended up with a beautiful property in a nice place, for a excellent price. And he's great to talk to, as well. Overall, a very smooth sailing for us. Thank you Nick and Propertybuyer for the excellent work!
Nick won the property for us at Auction. There were approximately 12 registered bidders. The competition was fierce! We felt very comfortable and at ease with Nick. If we needed to bid at Auction again, we would use Nick again. Thank you, Nick!
My wife and I engaged Propertybuyer to help us search for an investment property whilst we were living overseas. Angela was our buyer’s agent. She secured house inspections quickly and provided a comprehensive video tours to help us get a feel the properties. Despite the challenges of the time difference, Angela was very accommodating, making herself available after hours and on weekends. Her communication was excellent throughout the whole process. She helped us engage solicitors, tradespeople and a property manager to once our offer had been accepted. We really appreciate the work she did to help us find a property.

Ms Amanda Jones is a buyer agent second to none. She secured me an ideal investment property at the lowest price the selling agent has asked for within a week of me using her service. She also introduced me a great solicitor to ensure my property settled smoothly recently. Now my property has been leased within days of settlement at the highest rent which has been appraised by the property manager recommend by Amanda.
She is smart, professional, helpful, and down to earth.
She is lovely and pleasant to work with. I am very pleased to be Amanda’s client. She demonstrates all the great characters a five-star buyer agent should command.

I'd like to sincerely thank my Buyers Agent, Matt Corbett, from Propertybuyer, for his brilliant efforts to (more than) help with my recent property purchase. To be honest, I would like to rate him quite a lot more than 5 stars.
From Sydney originally, I have been living in Singapore for a little over 18 years now, where I have always had 'the dream' of getting a property in Manly; to move into at some stage in the future.
I tried to get this done mainly by myself around 5 years ago during Covid, when I was back in Sydney for a period of time, where in the end I just missed out on what I thought back then was an unbeatable property.
Fast forward 5 years, and I still can't really believe what Matt has helped me to recently purchase. I had heard some good things about Buyers Agents, and had been introduced to a few, where I couldn't be happier with the decision to go with Matt and the team at Propertybuyer.
From start to finish, everything was taken care of - where it did take a few months for the 'right' property to come along (which was actually a lot faster than I expected); where Matt had (very) patiently listened to my feedback during this time and still kept showing me a variety of options throughout the process.
Matt then helped to close the deal on my new property during what was arguably the most hectic day for me otherwise (keeping me regularly posted via text messages as to what was going on, and what he felt we should do, as the property was going to be sold that night, from all reports, and from his clearly excellent intel into the situation).
Thank you once again to Matt, and the Propertybuyer team for the superb work - it was an absolutely seamless experience from start to finish, with anything one might need to worry about with a property purchase taken care of along the way.
I would certainly have no hesitation at all to recommend Matt, and the Propertybuyer team; for anyone looking to get some expert help to get them the exact property that they are looking for within Australia.
Nick was absolutely fantastic. Incredibly personable and hands on with understanding and meeting our property needs, as well as how we worked with him throughout the process. Research and analysis was detailed and thorough. I can safely say that without Nick and Propertybuyer, we would not have been able to achieve such a positive outcome. Thank you!

We engaged Angela from Propertybuyer as we were looking for assistance with an investment property purchase. We chose Propertybuyer because of their reputation in the market.
Angela was a delight to work with. Responsive, attentive and experienced to name just a few of the attributes that come to mind.
We wanted the headaches associated with buying and negotiating taken away along with advantage of having someone 'in the business' to help steer us in the right direction.
Not only did we achieve this, but we benefited greatly from the practical experience and advice Angela offered both before and after a property was identified.
I'd happily recommend Angela and the wider Propertybuyer team to others and use their services again.
We bought with Tass and he was excellent. Found us the right property for the money we wanted to spend, didn't rush us and was always available to answer questions. Lined us up with a good finance broker, building and pest inspector and then finally a rental agent. Very happy with this end to end service and will absolutely recommend and use again.
We were relocating to Sydney from London and although we knew where we wanted to live, neither of us had any prior experience or knowledge of the Sydney property market.
A colleague who had recently purchased a property in the Eastern Suburbs put us in contact with Propertybuyer East.
An initial, introductory conversation with Munro left us with a very positive impression. Munro is extremely knowledgeable about the state of the Eastern Suburbs property market, very easy to talk to and was quickly able to identify the key elements of our future home that were most important to us.
Once we had shared our desired locations and budget with Munro, he was able to share with us a range of properties both in our preferred locations, but also others in areas we hadn’t previously considered. This was an especially valuable exercise to help us solidify what was most important to us in a property, enabling us to see what our budget could achieve in a range of locations across the Eastern Suburbs.
We found our dream property quite quickly and Munro provided invaluable tactical advice during the offer and negotiation process, eventually securing the property about 8pm on a Friday evening, and we are excitedly awaiting settlement.
We would wholeheartedly recommend Munro, Lisa and the team at Propertybuyer East to help you find the house you want, where you want it, at the price you’re prepared to pay.
We were extremely happy with the service provided by William when purchasing our property. His knowledge of the market was exceptional, and he provided valuable insights that helped us make informed decisions. William is very responsive, diligent and always kept us updated throughout the entire process. His negotiation skills were outstanding, resulting in a great purchase price. We highly recommend William.

From the first conversation, Rich (the CEO) set the tone with his genuine, no-pressure approach and deep market insight. Glen then helped me zoom in on the right area based on my goals - his knowledge of the suburbs, growth potential, and lifestyle fit was invaluable.
Angela was with me every step of the way through the search and negotiation. Her calm, strategic mindset helped me stay focused and make a smart, informed decision. She opened doors I wouldn’t have found myself and negotiated terms I wouldn’t have been able to achieve alone.
I’m happy with the result and wouldn’t hesitate to recommend Propertybuyer to anyone who wants to do this right
We would highly recommend Lisa & Munro in this highly competitive Sydney property market. They acted in our best interest to help us purchase our property against competition in an off-market environment.

Within a very short time of viewing the property we ended up purchasing.
Lisa & Munro are a professional, efficient team who continuously communicated with us on the process, ensured we understood all aspects. They made us feel as ease, guided us with realistic expectations and made the process a whole lot less stressful.
A big thank you to Lisa and Munro
Anthony has been great! He helped us find a property which fitted our brief and guided us through the process to settlement. He showed us around the Gosford area to help explain why the unit was a good investment move and helped us get a successful outcome under tight deadlines. We appreciated Anthonys calm energy and patience as we wrapped our heads around everything that was required. Thank you for your help, we are very happy with our new purchase!

We had the pleasure of working with Propertybuyer Eastern Suburbs recently. Specifically, Munro and Carolyn. We found their service to be wonderful. They listened to what we were after in a property and found several great options. They were both diligent in their search. They are always contactable to answer questions and queries. We were able to purchase the perfect property for us after all their hard work finding it for us. We will happily use this service again if the need arises. Thanks again !

Lisa was Sensational! We are located in Tasmania and were referred to her from some multiple repeat customers of hers. Best Decision We’ve Ever Made!
For our distance we were worried, but Lisa made the process as smooth as Butter!
Thank You Lisa!

Within only four days of visiting properties, we found a special apartment and within 24 hours, they negotiated the price, arranged an attorney and obtained a strata and building condition report. Their professional knowledge and understanding of our needs, their friendly attitude and most courteous service made them the right choice. Compliments to both of them.
