I don’t think I’ve spoken to a single mum lately who isn’t already stretched.
Work, kids, school stuff, life admin… And then on top of that, you’re supposed to “research the property market” and make one of the biggest financial decisions of your life.
It’s a lot.
What I see all the time isn’t that mums don’t understand what they’re doing; it’s that they’re trying to carry too much of it on their own. It’s not just one decision, is it?
On top of that you’ve got kids in the background while you’re trying to figure all of this out.
No wonder it feels overwhelming.
The mums I see moving forward with more confidence aren’t doing more research. If anything, they’re doing less, but they’re doing it differently.
They get really clear early on about what matters for their family. Not everything, just the non-negotiables.
They narrow things down to two or three suburbs that genuinely fit, not ten “maybe” options, and they stop relying on price guides as their main reference point.
This is something that catches a lot of people out; price guides can be deliberately set low to create competition. The real value is usually sitting in the comparable sales, what similar homes have actually sold for in the last few months.
That one shift alone changes how you see the market.
Here’s the part that doesn’t get talked about enough…
Even when you do all of that, the process itself is still complicated. You’re dealing with agents who do this every day. You’re making decisions quickly, often with limited information, and you’re doing it while already tired and time-poor.
There’s also a timing element most buyers underestimate.
The best properties often don’t sit around. The ones that are priced well and presented well can attract strong interest within the first week, sometimes before the first open.
If you’re not ready to act when something good comes up, you can miss it, even if you’ve been “watching the market” for months.
That’s usually the point where mums say to me, “I just don’t have the headspace for this”, and that’s completely fair.
Most of my clients don’t come to me because they can’t do it. They come because they don’t want to get it wrong or spend months going in circles.
They want someone to filter what actually matters, guide the decisions, and step in when things start moving quickly.
