How a buyers' agent can be your secret weapon

October 1, 2015 / Written by Rich Harvey

Buying Australian property takes up a lot of time and money, not to mention sanity. Even with low interest rates, buying property can be a huge task to take on. CoreLogic RP Data has indicated that the median price for houses in Sydney is staying up above a million dollars, which can mean a difficult climate for you to work in.

Fortunately, there's a secret weapon you can use to get ahead when you're looking for houses to buy in Australia: a buyers' agent.

How are buyers' agents a secret weapon?

Where selling agents represent a property or a vendor, buyers' agents represent you and work exclusively in your interests. We stay by your side from start to finish, beginning with working out what you want and ending with wrapping up negotiations on your dream home.

The secret element is the extensive number of properties we can access for you. With an address book brimming with contacts and tips on real estate that aren't actually listed on the market, we spoil the buyer for choice. It's especially important when the Sydney market is so competitive as auction clearance rates have been astronomically high in the last year or so.

This handy infographic details how you could use a buyers' agent. This handy infographic details how you could use a buyers' agent.

What is the process of using a buyers' agent?

When you engage with us, there are several steps we'll work through to make sure you get exactly what you need:

  • Strategise and formulate a plan tailored specifically to you
  • Research the market in depth and watch for the specific type of home you want
  • Give you a shortlist of properties specially moulded to your desires
  • Conduct an appraisal and advise you on the value of real estate
  • Negotiate with the vendor or their agent and secure you a great deal

With no specific interest in properties or agents on the selling side, everything we do is to achieve an ideal result for the buyer. Remember, people behave the way they are paid - a buyers' agent does not sell property or take any fees from sales agents or vendors. They are exclusively on your side to help you find the ideal property without any bias.

Why should you get involved with a buyers' agent?

We understand that not everyone has a natural talent, nor the time and money, to put a strong strategy into place for buying Australian property. With a buyers' agent you get someone who knows the market intimately well, and works full-time to bring you what you need. It saves time, money, stress and can really help you maximise your returns.

This is because our research goes deeper than what's good for you now. We'll find homes that grow into fantastic investment properties in Sydney and beyond.
