Connor & Maddison are a young couple who grew up in Maroubra. Connor a builder and Maddison a primary school teacher wanted to stay close to their family and friends. However, like a lot of young couples in Sydney’s Eastern Suburbs, they found them selves priced out of the market. Being property investors Connor and Maddison thought they could navigate the fast-paced Sydney property market and secure their first family home. After nine months of missing out and watching the market move against them, they bit the bullet and started the process of interviewing local buyers’ agents.
After meeting with Michael Cohen, they felt he really understood their situation and was the right Buyers’ Agent to secure their home for them. They were realistic and knew that with their tight budget it would take some time to find and secure their dream home.

Solution:

Michael went straight to work developing their brief and opening their eyes up to a specific strategy to concentrate on properties under their budget that they could add value to over time and then use as a springboard to a bigger family home down the track.
With the strategy set, the search began, and within less than three months Michael had found a fantastic opportunity. There was a deceased estate auction that one of his agent contacts notified Michael about. A line of three almost identical properties all going under the hammer on the same day.
After completing his due diligence and appraisals of all three properties, and several conversations with the selling agents an auction strategy was put into place.
Michael recommended holding off and bidding on the last property to be auctioned, a calculated risk that paid dividends. The first two properties got knocked down well above our buyer’s maximum budget. Michael knew where his competition (the under bidders from the previous two auctions) was placed. He waited for the first bid to be paced and then dropped a massive bid close to our buyer’s maximum bid. This strong bid scared the majority of the bidders out and we were left with one other bidder. The other bidder cam out with a $10K bid and Michael countered with a $20k bid, strong enough to drain our competitor down to his last $1k bid. Michael hit him straight back with a strong $5k bid and secured the property for our buyers, and still $80 under their maximum budget.
