Paul & Cecile were renting in Randwick and wanted to buy into the Eastern Suburbs property market. Paul (Originally from the UK) and Cecile (from France) weren’t familiar with the way Australian real estate worked and as a result kept missing out on properties they liked. They were referred to Michael Cohen by one of his clients that he had successfully secured both their primary residence and an investment property for a year earlier.
When they met with Michael, he was honest and blunt about what their options were at their budget and that they needed to make some compromises to achieve their goal of a family home. One compromise they couldn’t make was to be within the catchment for the French School in Maroubra, where their daughter attended.
A tight budget in a tight search area in the fastest moving property in thirty years – Challenge accepted.

Solution:

The first step Michael took was to look at Paul & Cecile’s budget and seeing that the pre-approval with their bank was due to expire he suggested speaking with a mortgage broker to broaden their options. Next, he organised a top-notch solicitor to look after their conveyancing needs.
Now that all the pieces were in place, Michael sat with Paul and Cecile and outlined the three specific strategies that they could employ. Agreeing on a strategy Michael went to work and after only four weeks the right property was found. It was due to go to auction, a proposition that Paul & Cecile weren’t keen on. The sellers, one of whom lived overseas, wanted to achieve the best result at auction.
Having a good relationship with the selling agent, Michael was in constant contact and monitoring the activity on the property. This then put together a pre-auction acquisition strategy and deployed it on a Wednesday night, letting the agent know if their offer wasn’t accepted, they would make an offer on another property the nest day. The sales agent, who knew his competition’s properties and Michael’s tough negotiating style, took the offer to his sellers. After three hours of back and forth, with Michael refusing to move from his initial offer, it was accepted, and contracts exchanged at 11.30pm that evening.
