Patrick and Jessica were looking to purchase a free-standing house in the North Shore with a budget up to $1.8m. They understood the house would be modest but were willing to add value through an extension and renovation in time. They found a house that had just passed in at auction on the previous weekend, although there were quite a few interested parties in attendance. A couple of days later they contacted propertybuyer and asked for assistance in the purchase. I immediately contacted the agent and managed to inspect the property within 3 hours. The urgency was required because since the auction, 6 contracts had been issued and a number of buyers had planned second inspections on the following Saturday. Such an influx of interest is relatively common after a property has been passed in at auction. The following morning, we completed our appraisal, discussed the pest and building report and provided object feedback. I intentionally waited until Friday afternoon before submitting an offer before wrapping up negotiations and exchanging contracts that evening. My clients were thrilled to get into the market and with enough money to commence some renovations.
