Buyer's Brief: Overseas buyer, looking for strong capital growth
Investment property with strong capital growth. I do not live in Australia so it is very difficult to find the time to do the research. I was concerned I would buy in the wrong location, wrong property, pay too much, poor capital growth.

Geoffrey and Elena Ryan engaged Propertybuyer as they wished to buy an investment property in a good part of Sydney where they could live themselves one day when they return to Australia.
As they live and work overseas, they realised it would be too difficult to find the time to research and source a suitable property for themselves.
After reviewing their Buyers Brief and discussing their budget and priorities, I could recommend that the property search be focussed in areas such as Carlingford, Telopea, Northmead, North Parramatta and Ermington.
I was fortunate to be able to meet up with the Ryan family in Sydney shortly afterwards and spent the day showing then a short-listed number of properties in the various areas. The day was one of those blisteringly hot Sydney days but even this did not put off many other prospective property buyers from looking. I showed them one in Northmead which had its’ first viewing. Geoff and Elena liked this property as it was a three bedroom well maintained, charming family home sitting on a 715m2 corner block in a leafy and quiet cul-de-sac location. Northmead is well placed with close proximity to the expanding Parramatta Business District and Hospitals and the University campus. A new light rail extension line is to be built which will connect to nearby suburbs.
I managed to negotiate with the agent and purchase the property for $1,190,000 which matched another offer; the deal going my way due to me being in the selling agent’s words “an organised and ready buyers’ agent”
The property was successfully leased within the first week after settlement by Starr Partners for a higher rental to a professional person with impeccable credentials, my clients were very happy with the outcome and I look forward to working with them again.
