We reviewed many options and the best properties were going under offer quickly with many achieving higher than expected prices, or some vendors wanting above market value prices. There was no need to rush in as I knew if we were patient, we would find the ideal property with a motivated vendor. I continued to provide property options waiting for the best opportunity or waiting for an ideal property that would not require much work or a scenario with a highly motivated seller and this is exactly what we found.

- A highly motivated vendor moving interstate with a low maintenance property in a quality location in one of the most popular family friendly suburbs in Newcastle.

- Previous dealings with the agent providing familiarity, confidence & some trust.

- Able to negotiate with the agent early in the Auction campaign and exchange unconditionally quickly prior to Auction as I felt the price would have been pushed up due to increased competition.

- We exchanged unconditionally within 48 hours of acceptance and as soon as we exchanged, higher offers were submitted.

We purchased this & settled during March when Covid 19 hit and given the quality location, great floor plan & unique style & modern renovation, there was still plenty of competition & the home achieved a far higher rental price than expected which was a fantastic result given the Covid 19 pandemic showing the strength & resilience of the Newcastle rental market.
