Matt wanted a solid performing property purchased in his SMSF. Also needed to be a new home to pick up the $5,000 government grant for new investment purchases. We looked at potential properties from Maitland, Branxton and back to the Newcastle suburbs to fit within his budget of up to $425,000. We were able to negotiate a new home from $425,000 down to $406,000 with also negotiating many extra inclusions ($10,000 worth of extras), such as stone kitchen bench tops, tiled living area instead of carpet, air conditioning and everything else to make it “turnkey” for Matt, so the property would be immediately ready to rent on completion. We decided on Hunter Valley due to its solid performing yields, value for money and diverse economy. We purchased 5 minutes from the Maitland CBD and 10 minutes from the New Hunter Expressway.
