Buyer's Brief: To use our SMSF to buy property

Goal:

To use our SMSF to buy property, that also was in a growth area and in the style we were comfortable with. I am an agent myself and know how time consuming it is to find property. We felt our time was best spent elsewhere and engaged an area expert Kevin Mason to find the right property that suited our brief. He saved hours of looking, found great local solicitors and forensically went through all contracts and research and had an answer to all of our question, plus he did a lot of negotiation on our behalf. We know the market in Newcastle is ruthless and we didn’t have the time to drive 3 hours there to look at a few properties then drive back each weekend. Our fears were not finding the right property or knowing the growth corridors to look at. Then time to deal with everything involved with a property purchase.

Solution:

Propertybuyer located a list of potential properties and booked all of them in for inspection over an entire day. Also provided feedback on each property and potential growth scenarios and infrastructure. We changed our buying criteria a few times and he was very flexible and found the right property within two weeks. We saved hours of stress, plus it was good to have a third party to bounce concerns off. Afterwards we felt relieved, and stressed out. But in saying this, it would of been far more stressful doing it all ourselves and following up on strata reports, contracts, dealing with agents and solicitors. So we are very grateful.

If you have lack of time or knowledge, then do it. Don’t hesitate. The fees can be deductible. Get the type of property you are looking for defined, get your finances ready then go ahead. Kevin moved incredibly fast and we found our property the 2nd week of looking. These guys work fast so be ready for a fast ride and cross check and double check all reports and always get a rental appraisal.

Most of us have a lack of time, and knowledge of growth areas. It is overwhelming looking online for property that could be in a growth corridor, have positive cash flow, find a town with infrastructure. Kevin Mason worked very hard for us and we are quite fussy and hard headed. He was comfortable when we changed our minds on the types of property we were looking for. He forensically analysed the areas, properties, contracts, strata reports, dealt with agents, Solicitors, bank managers, financial planners, and suggested options, and also reduced our stress levels. He found us an excellent local solicitor and was available to call all hours and was excellent on negotiation. We are very happy with his and property buyers service
