We had no knowledge of the real estate market in Newcastle and we were at a disadvantage, being from another state, in starting our search. The market was dynamic, and the hurdles of rapidly rising prices and properties being snapped up very quickly were difficult. I am extremely grateful to have helped Bob & Yvonne, who were such a lovely couple to work with, find the ideal property way below the median house value for the highly sought after suburb we purchased in, whilst everything was selling way over guides and expected ranges. I was able to secure this home below expected the value quickly & efficiently during what has been a very competitive market and exchange contracts efficiently before other buyers whilst organising Building & Pest reports and also being able to negotiate a few items for the vendor to complete for Bob & Yvonne. Clear communication was key with the selling agent, finance broker and chosen local solicitor to assist with a smooth transaction and making sure that all key parties in the transaction moved efficiently when needed. Another property nearby, had sold 40% above the agents guide, and the next scheduled open for inspection would have attracted all of the 17 x underbidders, thus I was able to position my clients to exchange on the Friday prior to the next OFI to close the door on the competition and allow us a cooling off period to complete further due diligence, including Building & Pest Inspections and formal finance approvals.
After communicating with Bob for 18 x months until the timing was ideal for them, I was able to educate Bob & Yvonne on the areas suitable and pass on all of my intimate knowledge and locate and consider suitable properties, however their brief changed and I had to change tack and pivot quickly to locate and secure the right fit moving from their original brief for an apartment to a house in different locations and a perfect property was found very efficiently. It makes my unique role more enjoyable to be able to help such humble and beautiful people like Bob & Yvonne.
