After hearing of Munro’s experience in the Southeastern Beaches our Dr client contacted Munro to assist them to purchase in Maroubra area. They had been looking for almost a year and missed out on a number of properties and needed help in identifying and successfully negotiating suitable on/ off and premarket opportunities.
Both husband and wife are busy medical professionals trying to juggle work and family life and are time poor in terms of being available to attend inspections and having the time to spend negotiating with sales agents
Being impressed by Munro’s in-depth knowledge of all recent sales in the area he won the client’s confidence and they immediately signed up for Munro to help them secure a large family home.
With a few weeks Munro was able to secure an outstanding off market home in a leafy street overlooking a park which ticked most if not all of our client’s needs and he swiftly moved forward to conduct due diligence and to secure their dream family home in time for the Christmas holidays.
Munro immediately got to work calling, texting and e mailing all local agents, with whom he has had on-going long-term associations with, to source some off market opportunities as there were slim pickings of available on market suitable stock options.
He identified a specific property where the vendor was looking for a discreet sale and didn’t want to get involved with an expensive styling and a costly sales campaign and he immediately headed off to look at the property.
Munro’s strength is to really get to know and understand what his client’s requirements are and he immediately realised that this home ticked most if not all their requirements. He videoed the property and took photos (there was no marketing material as it was off market).
As soon as his client saw the video, they requested an inspection which was undertaken with 24 hours and negotiations started.
Munro did his own homework and looked at recent comparable sales and guided his client to a price where he believed the home would represent fair buying value and where the vendor would be prepared to sell and a deal was struck shortly there after
