Our client is a 70-year-old downsizer who had been in the same home for many years and found the whole process of selling and buying property very stressful and overwhelming. She was battling to do it on her own without the guidance and support of a knowledgeable industry professional to assist her. She quickly came to realise that the sales agent’s job was to work for the vendor and whilst they were very accommodating, she wasn’t their focus. Due to Lisa’s empathic nature, she was able to immediately connect with her, understand her requirements and manage her very specific and detailed expectations. This truly became a journey of discovery where Lisa had to educate her client and ground her with what realistically could and couldn’t be achieved – all things considered. Lisa’s role was to guide her client as to why specific locations worked and why others didn’t, considering what was most important to her, which was being close to and having the support of friends, family, and a sense of community. Lisa had to consider where they could buy her the home that met her requirements and could still be bought within a tight budget. With this information in hand, Lisa focused on specific locations, and she reached out to only the agents that worked in those patches. Looking through her client’s lens, she could quickly ascertain whether a property was suitable, only then did they inspect it. Lisa uncovered three hidden gems (off-market properties), and these were the ones they shortlisted. She negotiated well, saved her client money, and secured one of those off-markets in time to meet her client’s deadline to arrange simultaneous settlement.
