his purchaser was recommended to Munro as they had recently relocated to Sydney and needed some guidance, support and market information for the suburbs they were considering. They had missed out on a number of properties as their understanding of quoted price guides was what they believed the price the property was a definitive sale price which is often not the case in the hotly contested Sydney property market.

Munro had to operate with a very tight timeframe to ensure their finance application would not expire and he was given a maximum of eight weeks to secure the ideal property for this purchaser.

Solution:
Munro had to educate the client on the Sydney property market and give them a clearer understanding of the price ranges in their preferred suburbs considering their brief. Taking into account, the client's budget and brief the best outcome would be a focus on location and secure an affordable option that they could extend and add value to later down the line.
