BLAKEHURST, NSW REAL ESTATE BUYERS AGENTS

    Where is Blakehurst located?

Blakehurst is a waterfront suburb located 16km southwest of Sydney CBD. With a large frontage to Georges River and looking south towards Sutherland Shire, many properties have fantastic water views. The suburb is also adjacent to the Princess Highway which provides easy access to Sutherland Shire or the CBD via the M5. Once the F6 Extension (Sutherland Shire bypass) has been completed in 2024, traffic on Princess Hwy should be reduced, which will further support values.

    What housing types are predominant?

Blakehurst is rapidly moving upscale as the 3-bedroom post-war, red brick homes are replaced with modern two storey master built or architect designed homes. As the vast majority of properties are freestanding houses on between 500sqm and 1,000sqm of land, many of the new houses are substantial in size while still having plenty of yard for the kids and dogs.

What attracts home buyers & investors to Blakehurst?

Blakehurst is popular with families due to the availability of freestanding homes with good size yards, its proximity to the city and amenities, its connection with nature and the Georges River and finally its prestige compared to more densely populated neighbouring suburbs such as Hurstville and Allawah. While the area has many high end, luxury houses, the older houses also provide an entry point into the market for first home buyers with the ability to improve the value of the property at a later date.

Despite the relative value of renting a house (with a median price of $700/week), only 14% of residents in Blakehurst are renting. This is fantastic for investors as there isn’t too much competition and as properties mainly consist of houses, each property is different from the next.

    Restaurants, shops & amenities

Blakehurst is a relatively sleepy suburb, which is how the locals love it. It’s bounded by water on three sides and the major shops at Westfield Hurstville are close enough to still be convenient but far enough to be away from the hustle and bustle. There is a waterfront seafood restaurant and a couple of Asian restaurants on Princes Highway, but that’s about it.

    Sports & Fitness

One of the main attractions of Blakehurst is its access to nature, including the 43.6 kilometre dedicated shared walking and cycling path that extends all the way from Kurnell to La Perouse. Balk Face Point is a fantastic secluded public reserve to relax when you want to get away from it all and take in some fantastic views. If you’re after more amenities for the family though, the waterfront Carss Bush Park has it all including picnic and BBQ facilities, playground areas, ocean pools, a traditional 50m swimming pool, walking paths through bushland, multiple sports fields and a dog friendly area opposite Parkside Drive Reserve.

    Schools & Education

Blakehurst has its own government public and secondary schools, which is extremely convenient for residents as kids can just walk around the corner. Independent girls’ schools Bethany College and Danebank Anglican School for Girls are highly regarded and ranked in the top 100 schools in NSW. Nearby St George Girls High School and Sydney Technical High Schools are ranked 19 and 24 in the state respectively.

What can my money buy in Blakehurst?

The median house price increased by 36.9% to $2.25 million over 2018, however this has been helped by the increasing number of newer houses being sold over the year, which sell for a significant premium compared to the original red brick homes which can still be purchased for around $1 million. The suburb record stands at over $8 million, but modern luxury homes commonly sell in the $3-5 million range. The median unit price is unreliable due to the small number of sales.
